Kentucky's real estate transfer tax is 50 cents for each $500 of value, or fraction of $500 — about 0.1%. The seller (the deed's grantor) owes it under state law, and the county clerk collects it before the deed can be recorded. Some transfers are exempt, and recording fees are separate; the title company can confirm what applies to your sale. When you sell to us, we pay the closing costs, including the Kentucky real estate transfer tax. Mortgage balances, liens, back taxes, and your share of current property taxes remain separate.

Can I sell before a Kentucky foreclosure sale?

A sale may still be possible if the loan can be paid off before the court-ordered sale. Kentucky foreclosures go through Circuit Court: the lender files a lawsuit, and after judgment a master commissioner runs a public auction. The court must confirm the sale before the buyer gets a deed. Our agreement of sale will often get a master commissioner's sale postponed so we can close. Signing alone doesn't postpone it automatically; we use the agreement to ask for the postponement, and it works more often than people think. If the house sells for less than two-thirds of its appraised value, Kentucky law lets the owner redeem it within six months by repaying the sale price, 10% interest, and certain costs. That later redemption rule does not change the current auction date, so check the case docket and sale notice promptly.
