We have two ways to buy. A Cash Offer is built for speed, condition, and tough situations — heavy repairs, tight timelines, difficult circumstances. EZ Sale is often the better fit when the house doesn't need major repairs and you want a higher number. Either way, you compare written numbers and you pick what works best for you.

Connecticut charges a real estate conveyance tax when a taxable sale of $2,000 or more is recorded. For a home, the state rate is 0.75% on the price up to $800,000, 1.25% on the portion from $800,000 to $2.5 million, and 2.25% on any portion above $2.5 million. Every town charges a 0.25% municipal tax; some eligible towns may add up to another 0.25%. Some transfers are exempt. Your mortgage payoff, liens, back taxes, and share of current property taxes are separate from closing costs. No fees. No agent commissions when you sell to us. When you sell to us, we pay the closing costs, including the Connecticut state and municipal real estate conveyance taxes.
Often, yes. A Connecticut executor or administrator appointed by the Probate Court can sell estate real estate while the estate is open. Unless the will specifically gives the executor power to sell real estate, the sale needs Probate Court approval. The personal representative files a petition with the purchase contract and proof of fair market value. If the will leaves the house to a specific person, that person can consent to the sale. If you need an estate attorney, we can help you find one.
Often, yes, if the loan is paid off before the court's deadline. Connecticut foreclosures go through court. In strict foreclosure, the judge sets a law day—the deadline to pay before title usually passes to the lender. If there is equity, the court may instead order a foreclosure by sale, an auction run by a court-appointed committee and approved by the court. Keep following the law day or sale date in your court papers; a purchase agreement alone does not change it. Owner-occupants of one- to four-family homes may qualify for the court's Foreclosure Mediation Program, which can pause the case. Our agreement of sale will often get a law day extended or a foreclosure sale postponed so we can close. It doesn't always work, but it works more often than people think.
You don't always need to evict to sell to us. We buy houses with tenants in place — we've done it many times, including cash-for-keys when that works better for everyone. In Connecticut, an ordinary sale generally leaves the existing lease in effect, and the new owner becomes the landlord. Tell us about the lease and who lives in the house so we can talk through the sale with you.
You don't need to pay off your back taxes before we settle. We buy houses with back taxes and liens — payoffs get handled through the closing, not by you upfront.
