What we do with the house and its contents
Sell an inherited house without cleanout, repairs, or hauling away a lifetime of belongings — we take it as it is.
Keep the belongings your family wants; the rest can stay in the house. The estate may keep paying utilities, insurance, property taxes, upkeep, and any mortgage while it holds the house.
What happens next
Tell us about the house, its contents, and where the estate stands. We can talk it through with you before you have every estate paper in hand.
You get a written offer and written terms before you commit, and we close through a title company.
No agent commissions when you sell to us. No fees. When you sell to us, we pay the closing costs, including the Connecticut state and municipal real estate conveyance taxes.
Close as fast as 7 days when title and closing details allow.
Signing from another location
Sell from anywhere in the country — we can send a notary to you, and you don't have to attend settlement or even visit the property.
Compare what you might keep
Compare an as-is sale with a possible listing. A mortgage payoff, liens, back taxes, your share of current property taxes, and other sale costs affect what remains. Change the calculator assumptions to fit the house.

Who can sign?
An executor or administrator appointed by the Connecticut Probate Court can sell the house while the estate is open. If the will specifically gives the executor power to sell real estate, separate Probate Court approval is not needed. Otherwise, the estate representative needs the court to approve the sale. See Connecticut General Statutes §45a-164.
When court approval is needed, the estate representative files a petition with the purchase contract and proof of fair market value, such as an appraisal or market analysis. The court approves the sale if it is in the estate’s best interests. Heirs and beneficiaries can waive notice. If the will leaves the house to a specific person, that person can sign a consent to the sale.
Before closing, the title company will usually want certificates releasing the state estate-tax and probate-fee liens on the house. The Probate Court issues the certificates; for a taxable estate, the Department of Revenue Services releases the estate-tax lien. See the estate-tax lien law and probate-fee lien law.
Connecticut real estate conveyance tax
Connecticut charges real estate conveyance tax when a deed is recorded for a sale price of $2,000 or more. For a home, the state rate is 0.75% on the price up to $800,000, 1.25% on the part from $800,000 to $2.5 million, and 2.25% on any part above $2.5 million. Every town also charges 0.25%; some eligible towns may add up to another 0.25%. Some transfers are exempt. State law assigns the tax to the seller, and it is paid when the deed is recorded. See Connecticut conveyance-tax law.
