What the numbers mean
Compare the house, not just the sale price
A house that needs repairs or cleanout can mean more work and expense before a listing. Tenants, access, and how long you can wait can also affect your choices and the bills you carry.
We look at the house's condition, repairs, occupancy, and your timing with you. Then we can compare a direct sale with listing or waiting so you can decide what fits.
Local selling costs
Connecticut real estate conveyance tax
Connecticut charges state real estate conveyance tax when a deed is recorded for a sale of $2,000 or more. For a home, the state rate is 0.75% up to $800,000, 1.25% on the part from $800,000 to $2.5 million, and 2.25% on any amount above $2.5 million. Every town also charges a 0.25% municipal tax; some eligible towns may add up to another 0.25%. The seller owes these taxes by law, and they are paid when the deed is recorded. Some transfers are exempt, including certain sales of a seller's home for less than the amount owed on its mortgages and property taxes.
When you sell to us, we pay the closing costs, including the Connecticut state and municipal real estate conveyance taxes. No agent commissions when you sell to us. No fees.

What you may keep
Sale price and money left after costs are different numbers
Your mortgage payoff, liens, back taxes, and share of current property taxes affect what remains. Repairs, listing costs, utilities, insurance, and the time you carry the house can also change the comparison. The home-sale calculator lets you compare those costs using your own numbers.
Just an estimate — the actual number could be more or less depending on the home's condition.

Can I sell a Manchester house without fixing it first?
We buy houses as-is, in any condition — no repairs, no cleaning, no cleanout required to sell to us.
Can I sell if tenants still live in the house?
You don't always need to evict to sell to us. We buy houses with tenants in place — we've done it many times, including cash-for-keys when that works better for everyone.
What costs affect the money I keep from a sale?
Your sale price is not the amount you keep. Your mortgage payoff, liens, back taxes, share of current property taxes, repairs, listing commissions, other selling costs, and bills while you wait can all affect what remains. Use the calculator to compare the costs for your house.
