Martin, TN seller help · Tenant-occupied property
We buy houses with tenants still living there in Martin and Weakley County. When you sell to us, you leave the landlord role behind.
Tell us what is happening with the lease, access, repairs, or the tenants' plans. You can call 888-274-5006 or use the form below.
We buy houses as-is, in any condition — no repairs, no cleaning, no cleanout required to sell to us.
You don't always need to evict to sell to us. We buy houses with tenants in place — we've done it many times, including cash-for-keys when that works better for everyone.
We can talk through the house, who lives there, the lease, access, repairs, rent, and any security deposit. If helping the tenants move may work better for everyone, we can discuss that too.
A lease question, a hard-to-coordinate repair, or uncertainty about access or move-out timing? Tell us what is going on. We can talk through the house and tenancy with you.

We discuss the Martin address, who is living there, the lease, access, repairs, rent, deposit, and timing. Start with what you know; you do not need to solve the tenancy before we talk.
You get a written offer and written terms before you commit, and we close through a title company.
When you sell to us, we pay the closing costs, including Tennessee's realty transfer tax. No agent commissions when you sell to us. No fees. Your mortgage, liens, back taxes, and share of current property taxes are separate.
If the tenants stay, the buyer takes the house subject to the lease and becomes the new landlord. We can talk through the lease, access, and deposit handoff as part of the sale.
Close as fast as 7 days when title and closing details allow.

A sale does not cancel the lease. If the tenants stay, the buyer takes the house subject to it and becomes the new landlord.
Tennessee's Uniform Residential Landlord and Tenant Act applies only in counties with more than 75,000 people in the 2010 census. See Tenn. Code Ann. § 66-28-102 (county coverage).
Where the Act applies, a landlord must keep security deposits in an account used only for deposits and tell tenants where the account is. Unless agreed otherwise, after a good-faith sale the seller is released from the lease for later events only after the tenant receives written notice of the sale and the deposit is transferred to the buyer. See Tenn. Code Ann. §§ 66-28-301 and 66-28-305; Tennessee Public Chapter 156, § 3 (sale notice and deposit transfer).
Where the Act applies, ending a month-to-month tenancy takes written notice at least 30 days before the rent date named in the notice. A week-to-week tenancy takes at least 10 days' written notice. A fixed-term lease and other legal protections may require a different approach. See Tenn. Code Ann. § 66-28-512.
