Compare what you keep, not only the sale price

Net proceeds are what remains after sale costs. Compare the written price and terms with the costs and assumptions for your own house instead of relying on the headline price alone.

Cash Offer or EZ Sale: compare the written numbers

We have two ways to buy. A Cash Offer is built for speed, condition, and tough situations — heavy repairs, tight timelines, difficult circumstances. EZ Sale is often the better fit when the house doesn't need major repairs and you want a higher number. Either way, you compare written numbers and you pick what works best for you.

McAllen and Hidalgo County seller questions, answered

Do you buy houses as-is in McAllen?

Yes. We buy houses as-is, in any condition — no repairs, no cleaning, no cleanout required to sell to us. We buy in McAllen and Hidalgo County, Texas.

How soon can I get a written cash offer?

We give written cash offers in 24 hours. You get the written offer and written terms before you commit, with a title-company closing.

What is the difference between a Cash Offer and EZ Sale?

We have two ways to buy. A Cash Offer is built for speed, condition, and tough situations — heavy repairs, tight timelines, difficult circumstances. EZ Sale is often the better fit when the house doesn't need major repairs and you want a higher number. Either way, you compare written numbers and you pick what works best for you. Cash Offer — USA Home Buyers buys directly. 30 days or less. Lower price. No repairs, no commissions, no closing costs. EZ Sale — goes to one of our partners. 60 days or less. Higher price than the Cash Offer. Still no repairs, no commissions, no closing costs.

How can I compare what I might keep from a sale?

The sale price is only one part of the comparison. Net proceeds are what remain after sale costs, including property-specific costs and any mortgage payoff or liens. Compare the written numbers and change the calculator assumptions to fit your house.

Does Texas charge a real estate transfer tax when I sell?

No. Texas has no state, county, or city real estate transfer tax on a sale conveying full ownership of real property. The deed is signed in front of a notary and recorded with the county clerk. The clerk charges a recording fee by the page, not by the sale price, and charges more if the deed leaves out the buyer’s mailing address. When you sell to us, we pay the closing costs. Your mortgage, liens, back taxes, and share of current property taxes are separate.

Can I sell my McAllen house if it is in foreclosure?

Often, yes, if your sale closes before the foreclosure sale. In Texas, a lender usually forecloses without going to court; a trustee or substitute trustee runs that sale. For a home used as your residence, the loan servicer must first send written notice of default by certified mail and give you at least 20 days to catch up. At least 21 days before the sale, the notice of sale must be posted at the courthouse, filed with the county clerk, and sent by certified mail to each borrower. The public auction is at the county courthouse, usually on the first Tuesday of the month between 10 a.m. and 4 p.m.; it must start no later than three hours after the time stated in the notice. Some foreclosures go through court and follow different steps. If a trustee’s sale is scheduled, tell us the date right away so we can try to close before it.

Do I need all the paperwork before I call?

No. You can call before you have everything figured out. Start with the property address and what you know about its condition, who is living there, and your timing. A deed, loan or payoff paper, tax or lien notice, or court notice can help with follow-up questions if you have it, but you do not need a complete file before calling.

Is every McAllen mailing address inside McAllen city limits?

No. The City of McAllen lies wholly within Hidalgo County, but Mission, Pharr, Edinburg, Hidalgo, San Juan, and Alton are separate incorporated places in the surrounding county, not neighborhoods within McAllen. Check the municipal boundary for the exact property instead of relying on a mailing address or place label.

Local help

Check the city boundary for the property address

McAllen is in Hidalgo County, while the nearby incorporated places named above have their own city boundaries. The City of McAllen website is a starting point for city information; use the Census Bureau boundary feature to see the incorporated-place geography. A city-level boundary does not decide parcel-specific venue or jurisdiction.
