Mortgage balances, liens, back taxes, and your share of current property taxes are separate payoff amounts. The creditor or tax office confirms its current balance; we work with the title company on the payoff figures for closing.
When you sell to us, we pay the closing costs. Your liens are paid off from the sale at closing.
No agent commissions when you sell to us. No fees.
The latest property-tax bill, lien notice, mortgage statement, or payoff letter helps us get started, but you can call with just the address. We'll talk through what you have and work with the title company and the creditor or tax office on current payoff information.
Think the payoff is more than the house is worth? Ask us — we've gotten lenders to come down before.
A property-tax sale and a mortgage foreclosure are separate processes. St. Louis County property-tax bills and payment questions go to the Collector of Revenue. A mortgage secured by a deed of trust with a power-of-sale clause can be foreclosed through a trustee's sale without a court case. The trustee must publish notice as state law requires and mail notice to the owner of record at least 20 days before the sale. See RSMo §443.310, §443.320, and §443.325.
If you have a tax or trustee-sale notice, tell us the date and what it says. You can call before you have all the papers.

Missouri's Constitution bars the state, counties, and other local governments from imposing new taxes on the sale or transfer of real estate after December 2, 2010. See Mo. Const. art. X, §25. Deed recording fees are separate: $5 for the first page and $3 for each additional page, plus per-document fees set by state law. The title company or closing professional confirms the exact recording charges; see RSMo §59.310, §59.319, and §59.800.
