What we do

We buy houses as-is, in any condition — no repairs, no cleaning, no cleanout required to sell to us.

You don't need to evict to sell to us. We buy houses with tenants in place — we've done it many times, including cash-for-keys when that works better for everyone. Tell us about the property and tenancy.

Helping tenants move may work better for everyone in some situations. Tell us what you and the tenants are considering so we can discuss the house and a practical handoff.

Bring us the problem

Lease timing, limited access, needed repairs, rent or deposit records, or a difficult tenant conversation getting in the way? Tell us what is happening and what you want to happen with the property.

Call 888-274-5006 and talk it through.

What happens next

  1. 1. We discuss the lease, occupancy, and house

We talk through who lives there, what the lease says, how access works, the house’s condition, rent and deposit records, any tenant notices, and the timing you have in mind.

  2. 2. You review a written cash offer and terms

We discuss the property as it stands and the tenancy. We give written cash offers in 24 hours. You can review the written offer and terms before you commit. If you choose to proceed, closing is through a title company.

  3. 3. We plan the tenancy and deposit handoff

We discuss how the leases, deposit records, and tenant notices fit into the closing handoff, so the buyer can account for the existing tenancy and deposit.

Michigan lease, notice, and security-deposit rules

An ordinary sale generally leaves the existing lease in place, and the buyer takes the property subject to the remaining lease term. The sale itself does not make the tenant move or give the seller a new move-out date. Ending a tenancy depends on the lease and applicable notice rules under Michigan Compiled Laws § 554.134.

A sale also does not automatically release you from responsibility for a security deposit. One way to end that responsibility is to give the deposit to the new owner and notify the tenant by ordinary mail of the transfer and the new owner’s name and address, as described in Michigan Compiled Laws § 554.614(a)–(c). Give the buyer the leases, deposit records, and tenant notices so those obligations can be handled at closing.
