Cash Offer or EZ Sale: compare the written numbers
Compare net proceeds—the amount left after sale costs and property-specific obligations such as a mortgage payoff, liens, back taxes, or your share of current property taxes. A headline price alone does not show what you will keep.
We have two ways to buy. A Cash Offer is built for speed, condition, and tough situations — heavy repairs, tight timelines, difficult circumstances. EZ Sale is often the better fit when the house doesn't need major repairs and you want a higher number. Either way, you compare written numbers and you pick what works best for you.

Napa seller questions, answered
Can I sell a Napa house that needs repairs or cleanout?
Yes. We buy houses as-is, in any condition — no repairs, no cleaning, no cleanout required to sell to us. Tell us what work the house needs and what you know about access, occupancy, or timing. Read more about as-is sale options in Napa or questions about repairs, permits, or code issues.
How do the Cash Offer and EZ Sale compare?
A Cash Offer is built for speed, condition, and tough situations. EZ Sale is often a better fit when a house doesn't need major repairs and you want a higher number. The comparison below lays out the program terms; compare the written numbers and choose what works best for you.
How quickly can I get a written offer, and what do I see before deciding?
We give written cash offers in 24 hours. Written offer and written terms before you commit; title-company closing. Read how the Napa cash-offer process works.
Who pays California documentary transfer tax and other closing costs?
When you sell to us, we pay the closing costs, including the county documentary transfer tax and any city transfer tax. California counties charge $0.55 for each $500 of taxable value, or fraction of $500, when consideration is over $100; a lien or loan that stays on the property is not counted as consideration. A city may receive a credited share of the county tax, and some cities add a larger tax. The purchase agreement can allocate the cost. Have escrow or the title company confirm the taxable amount, any city rate, and any exemption for the property. This does not pay a mortgage payoff, liens, back taxes, or your share of current property taxes. See California Revenue and Taxation Code sections 11911, 11912, and 11931. Compare the other costs in the Napa net proceeds calculator.
Can I sell if a California foreclosure is underway?
Often, yes, but the recorded notices and sale date matter. California home loans commonly use a deed of trust, so most foreclosures are nonjudicial: the trustee named in the deed of trust runs the process without a lawsuit. After the trustee records a notice of default, a 90-day cure period comes before a notice of sale can follow. The notice of sale must be posted, published, and recorded at least 20 days before the sale. You can usually reinstate by catching up until five business days before the sale, and pay off the loan up to the sale itself. There is no right of redemption after a nonjudicial trustee sale. The trustee may postpone the sale at the lender’s instruction or by agreement; for 1–4 unit homes, state law also allows limited 45-day postponements tied to a broker listing and a qualifying purchase agreement. Have a title company or attorney confirm the current sale date and payoff. If a trustee's sale is scheduled, tell us the date right away so we can try to close before it. For the California process and deadlines, see California Courts’ nonjudicial foreclosure guide, Civil Code sections 2924c, 2924f, and 2924g, and the California Department of Real Estate’s foreclosure guide. For the local situation, see Napa foreclosure options.
Can I ask about an inherited Napa house before every estate paper is gathered?
Yes. You can start with what you know about the house, who is handling the estate, and your timing. What is needed for the sale depends on the property and who has authority to sign. See inherited-property questions in Napa for the next questions to consider.
What should I have ready for a first conversation?
Start with the property address, what you know about its condition, who occupies it, and your timing. A deed, lease, tax notice, payoff statement, lien notice, or court paper may help answer the next question, but you can call before everything is gathered. See how the Napa process works or use the form on this page.
Start with a question
You can call before everything is figured out
You do not need every paper gathered to ask a question. Start with the Napa property address, what you know about its condition, who is living there, and your timing. If you are not sure what matters yet, say that.

Looking for a Napa neighborhood or checking an address?
The City of Napa's neighborhood page is a local starting point. City limits, Napa County, and neighboring incorporated places are distinct; a mailing address or neighborhood name does not establish which jurisdiction contains a specific parcel.
