Money and choices
Compare what you keep, not only the sale price
Net proceeds are what remains after the costs tied to a sale. Repairs, commissions, concessions, cleanout, carrying costs, mortgage payoff, liens, back taxes, and your share of current property taxes can change the comparison. Use editable assumptions for a Nashville property instead of relying on a headline price.
Cash Offer or EZ Sale: compare the written numbers
We have two ways to buy. A Cash Offer is built for speed, condition, and tough situations — heavy repairs, tight timelines, difficult circumstances. EZ Sale is often the better fit when the house doesn't need major repairs and you want a higher number. Either way, you compare written numbers and you pick what works best for you.

Nashville and Davidson County seller questions, answered
How do I compare what I might keep from a Nashville house sale?
Net proceeds are what remains after sale costs and payoffs, not just the sale price. Compare any written price with repairs, commissions, concessions, cleanout, carrying costs, mortgage payoff, liens, back taxes, and your share of current property taxes. Change the assumptions in the Nashville home-sale calculator to compare possible listing and cash-sale numbers.
Do I need to repair or clean out my Nashville house before selling to you?
We buy houses as-is, in any condition — no repairs, no cleaning, no cleanout required to sell to us. Share what you know about the condition, access, and anything left in the house so we can review it as it sits.
What is the difference between a Cash Offer and EZ Sale?
We have two ways to buy. A Cash Offer is built for speed, condition, and tough situations — heavy repairs, tight timelines, difficult circumstances. EZ Sale is often the better fit when the house doesn't need major repairs and you want a higher number. With a Cash Offer, USA Home Buyers buys directly: 30 days or less, lower price. EZ Sale goes to one of our partners: 60 days or less, higher price than the Cash Offer. Both have no repairs, no commissions, and no closing costs. Either way, compare written numbers and pick what works best for you.
How soon can I get a written offer, and do I have to commit?
We give written cash offers in 24 hours. Written offer and written terms before you commit; title-company closing.
Who pays Tennessee realty transfer tax and other closing costs?
Tennessee charges a realty transfer tax when the deed is recorded. The rate is 37 cents for each $100 of the price paid or the property's value, whichever is greater, and Tennessee law makes the buyer responsible for the tax. When you sell to us, we pay the closing costs, including Tennessee's realty transfer tax. Your mortgage, liens, back taxes, and share of current property taxes are separate.
Can I sell a Tennessee house before a foreclosure sale?
Often, yes, if you close before the foreclosure sale. Many Tennessee home loans use a deed of trust; when it includes a power of sale, the trustee can auction the house without a court case. Under the usual notice rules in effect since July 1, 2025, the notice must run at least twice in a newspaper published in the county, with the first notice at least 20 days before the sale. A third-party internet posting company must post it for at least 20 days in a row. The trustee must mail you a copy by registered or certified mail by the date of the first newspaper notice. Unless the loan papers forbid it, the sale may be postponed one or more times without a new newspaper notice, but it must still happen within one year of the original date. Each new date must be announced at the scheduled sale and posted online unless the delay is less than five days. If the sale is pushed back more than 30 days, the new date, time, and place must be mailed to you at least 10 days ahead. For a sale under a deed of trust or mortgage without a court judgment, Tennessee law gives a two-year right to redeem unless the deed of trust or mortgage expressly waives it. A court-ordered sale has different rules. If a trustee's sale is scheduled, tell us the date right away so we can try to close before it.
Can I ask about an inherited house before all the estate paperwork is gathered?
Yes. You can start with the property address and what you know about the house while the estate papers are being gathered. Before closing, the title company or an attorney needs to confirm who has authority to sign and which documents are required for that property.
Can a house with tenants still be reviewed?
Yes. Tell us what you know about the lease, occupancy, access, deposits, and timing.
What if the house has a lien or back taxes?
A tax or lien notice does not tell you by itself what you would keep from a sale. Share the notice and any loan or payoff information you have; the title company can confirm the recorded items and the amounts needed for that closing. Our closing-cost promise does not pay your mortgage, liens, back taxes, or share of current property taxes.
Start with a question
You can call before you have everything figured out
Start with the property address and what you know about the house, who lives there, and your timing. A deed, lease, estate paper, tax or lien notice, payoff statement, or court notice can help with a follow-up question, but you do not need a complete file before calling 888-274-5006.
Local help with Davidson County property taxes
For a Davidson County real-property-tax bill, payment, or routing question, start with the Office of the Metropolitan Trustee. The Assessor handles appraisal and assessment information; an assessed value is not the amount needed to pay off a property tax balance.
