What the numbers mean
How your house compares with the market
A median sale price summarizes completed sales; Zillow’s typical home value is a modeled estimate. These broad numbers give you a starting point, while your house’s condition, repairs, tenants, and timing shape its comparison.
Condition and needed repairs, whether tenants live in the house, access for showings, and when you need to sell can change the comparison. Listing expenses, utilities, insurance, and the time you keep carrying the property matter alongside the sale price.
We buy houses as-is, in any condition — no repairs, no cleaning, no cleanout required to sell to us. Compare a direct written offer with the costs and timing of listing the same house.
Local selling costs
Tennessee’s realty transfer tax
Tennessee charges a state realty transfer tax when a deed is recorded. The rate is 37 cents for each $100 of the greater of the price paid or the property’s value. At $100,000 of taxable value, that rate works out to $370. By law, the buyer pays the tax, and the county Register of Deeds collects it for the state.
When you sell to us, we pay the closing costs, including Tennessee's realty transfer tax. Your mortgage, liens, back taxes, and share of current property taxes are separate.

What you may keep
The sale price is not the money left after costs
Compare a realistic sale price or written offer with your mortgage payoff, liens, back taxes, your share of current property taxes, repairs and cleanout, selling costs, and the bills you carry while waiting. What remains after those costs is your net proceeds.
Use the Paris calculator to change the assumptions for your house and compare what may remain from a listing or direct sale. Its result is an estimate, not an offer.
