Money and choices

Compare what you keep, not just the sale price

Net proceeds are what remains after sale costs and amounts tied to the property. Repairs, cleanout, selling costs, taxes, mortgage payoff, liens, and the time you carry the house can change the comparison. Use your own assumptions to compare the written numbers and what you might keep.

Cash Offer or EZ Sale: compare the written numbers

We have two ways to buy. A Cash Offer is built for speed, condition, and tough situations — heavy repairs, tight timelines, difficult circumstances. EZ Sale is often the better fit when the house doesn't need major repairs and you want a higher number. Either way, you compare written numbers and you pick what works best for you.

What is the difference between a Cash Offer and EZ Sale?

A Cash Offer is built for speed, condition, and tough situations — heavy repairs, tight timelines, difficult circumstances. EZ Sale is often the better fit when the house doesn't need major repairs and you want a higher number. Either way, you compare written numbers and you pick what works best for you.

What closing costs and property taxes apply in Idaho?

Idaho has no state real estate transfer tax. Recording a deed carries a county recording fee; check the recorder for the property. Idaho counties mail property-tax bills in November; payment is due December 20, or half by December 20 and the balance by June 20 of the next year. When you sell to us, we pay the closing costs. Your mortgage, liens, back taxes and share of current property taxes are separate.

What if the house has back taxes or liens?

When you sell to us, we pay the closing costs. Your mortgage, liens, back taxes and share of current property taxes are separate. Start with the notice or statement you have for the property.

Can I ask about an inherited house before I have every paper?

Yes. You can call while you are still gathering estate papers. Before closing, the signer and that person’s authority to sell need to be clear. Start with the address, who is handling the estate, and the documents you already have.

Can I ask about selling while a tenant still lives in the house?

Yes, you can ask before the tenant moves out. The lease, occupancy, access, and your timing are useful details to share. Keep the lease and any notices nearby as you compare options.

Can I sell an Idaho house during foreclosure?

Often, yes, if the sale closes before the trustee's sale. With a deed of trust, the lender can foreclose without going to court. A trustee's sale cannot happen until at least 120 days after the notice of sale is mailed. The notice must also be published once a week for four weeks, with the last publication at least 30 days before the sale; the trustee must try to serve an adult occupant and post the notice. You can usually reinstate within 115 days after the notice of default is recorded by paying the overdue amount and allowed costs and fees. Principal that would not otherwise be due is excluded, but any amount already due still has to be paid. For a regulated lender's loan on your main home with a homeowner's exemption, the notice of default includes a loan-change request form. If the lender receives it within 30 days, the sale cannot happen until the lender answers. At the lender's request, the trustee can postpone the sale by announcing it at the sale; each postponement can be no more than 30 days and can be repeated. For covered primary-home loans from a regulated lender, the trustee must mail at least 14 days' notice before a postponed sale. There is no right to buy the house back after a trustee's sale. After a court foreclosure, the owner can generally redeem within six months after the sale, or one year if the land is more than 20 acres. A contract to sell during a trustee-sale foreclosure must include an Idaho-required notice; you have five business days to cancel, and no money or interest in the house can change hands until those five days pass. If a trustee's sale is scheduled, tell us the date right away so we can try to close before it.

Does a Pocatello address tell me which county handles the property?

Not for a specific parcel. Pocatello’s incorporated city area overlaps Bannock and Power Counties, but the citywide result does not identify a parcel’s county or its tax, court, or service jurisdiction. Use the property address and parcel details with the official map and the appropriate county office.

Local help

Which Pocatello or county map should you use?

The City of Pocatello Maps page distinguishes the city's GIS and zoning maps from the Bannock County Parcel Viewer. Use the property address to check the right county and office; the citywide boundary is not a parcel-level answer. For a Bannock County parcel, the Assessor is a local starting point.
