The short answer

Compare what you keep with the work and cost of listing

Listing can make sense when the house is ready to show and you have time for preparation, showings, inspection requests, and buyer financing. A direct sale gives you another written number to compare when repairs, cleanout, tenants, an inherited property, or a deadline changes what you want to take on. Put likely selling costs and timing beside each option before deciding.

Cash Offer or EZ Sale: compare the written numbers

We have two ways to buy. A Cash Offer is built for speed, condition, and tough situations — heavy repairs, tight timelines, difficult circumstances. EZ Sale is often the better fit when the house doesn't need major repairs and you want a higher number. Either way, you compare written numbers and you pick what works best for you.

Local property context

Check the parcel and the actual address

Pocatello's incorporated place overlaps Bannock and Power Counties, so a citywide county hint does not identify a particular parcel. The City's map page separates its GIS and zoning maps from the Bannock County Parcel Viewer. For a property-specific question, start with the exact address and confirm the county with the appropriate office. See the City of Pocatello Maps, Bannock County Assessor, or Power County Assessor.

Historic-walking-tour areas are orientation, not a parcel finding

The City's tours name Downtown, Eastside Downtown, Old Town Residential, University Neighborhood, Warehouse, and Westside Residential areas. Those tour labels do not establish that a particular home is officially designated historic, or determine its age or condition. Check the address with the City if a local designation matters.

Permits and building-code questions

The City Building Department handles construction-related permits and dangerous-building abatement. That is a local contact route, not a blanket resale inspection or certificate requirement. Confirm the City's jurisdiction and the exact notice or permit with the office.

Inherited property: who can sign?

The deed, estate appointment papers, ownership, and any court orders determine who can sign for a particular house. The Sixth Judicial District lists Court Administration at the Bannock County Courthouse in Pocatello. Power County's Magistrate Court lists probate matters and gives its contact in American Falls. These are local contact routes, not a finding about which court handles a specific estate or who may sign. Ask the title company and an estate attorney to review the property papers.

Idaho deed fees and property taxes

Idaho has no state real estate transfer tax. Recording a deed carries a county recording fee; ask the Recorder in the property's county about the fee for that document. Idaho counties mail property-tax bills in November. Payment is due December 20, or you can pay half by December 20 and the rest by June 20 of the next year. Check the parcel's current account with the appropriate County Treasurer.

When you sell to us, we pay the closing costs. Your mortgage, liens, back taxes and share of current property taxes are separate.

We always review the settlement sheet with the seller and walk through how the money breaks down so there is no confusion. We try to do that the day before closing so settlement is smooth; the title company confirms the final numbers.

If a trustee's sale is scheduled

Often, you can still sell if the sale can close before the trustee's sale. Idaho deed-of-trust foreclosure can proceed without a court case. The notice of default is recorded with the county and mailed to you. A trustee's sale cannot happen until at least 120 days after the notice of sale is mailed. The notice must also be published once a week for four weeks, with the last publication at least 30 days before the sale; the trustee must try to serve an adult occupant and post the notice.

Within 115 days after the notice of default is recorded, you can usually reinstate the loan by paying the overdue amount and allowed costs and fees. Principal that would not be due without the default is excluded; any amount already due still has to be paid. If the loan is from a regulated lender, the house is your main home, and it has a homeowner's exemption, the notice of default includes a loan-change request form. If the lender receives it back within 30 days, the sale cannot happen until the lender answers. For a covered primary-home loan from a regulated lender, the trustee must mail at least 14 days' notice before holding a postponed sale.

After a trustee's sale, there is no right to buy the house back. After a court foreclosure sale, the owner can generally redeem within six months, or one year if the land is more than 20 acres. If you sign a contract to sell during a trustee's-sale foreclosure, Idaho requires a contract notice and gives you five business days to cancel; no money or interest in the house can change hands until those five business days pass.

If a trustee's sale is scheduled, tell us the date right away so we can try to close before it.

Pocatello home-selling questions

Can I sell a Pocatello house as-is?

Yes. USA Home Buyers buys houses as-is in Pocatello and Bannock and Power Counties, Idaho — in any condition, with no repairs, cleaning, or cleanout required to sell to us.

When will I get a written cash offer?

We'll give you a written cash offer within 24 hours. You receive written offer and written terms before you commit; closing is through a title company.

What is the difference between a Cash Offer and EZ Sale?

We have two ways to buy. A Cash Offer is built for speed, condition, and tough situations — heavy repairs, tight timelines, difficult circumstances. EZ Sale is often the better fit when the house doesn't need major repairs and you want a higher number. Either way, you compare written numbers and you pick what works best for you.

How do I find out whether my Pocatello property is in Bannock or Power County?

A Pocatello mailing address does not identify the county for a particular parcel. Check the exact property address with the appropriate county office. The City of Pocatello Maps page distinguishes the City GIS and zoning maps from the Bannock County Parcel Viewer; the Power County Assessor is the county contact for a Power County parcel.

Who can sign for an inherited house?

The deed, estate appointment papers, ownership, and any court orders determine who can sign for a particular property. Contact the court for the county where the estate matter belongs and ask the title company or an estate attorney to review the property papers. A Pocatello address alone does not establish the county or signer.

Does Idaho charge a real estate transfer tax?

Idaho has no state real estate transfer tax, but recording a deed carries a county fee. Property taxes are separate: counties mail bills in November, with payment due December 20 or in two halves by December 20 and June 20 of the following year. When you sell to us, we pay the closing costs. Your mortgage, liens, back taxes, and share of current property taxes are separate.
