Maine real estate transfer tax: what to expect

Maine charges $2.20 for each $500 of a deed's value, or fraction of $500. By law, the standard tax is split evenly between the seller and buyer. For example, a taxable $100,000 deed has 200 $500 units: $440 total, or $220 for each side.

For transfers on or after November 1, 2025, value above $1,000,000 has an additional $3.80 per $500 tax tier. Some transfers are exempt under specific conditions; an ordinary sale to a buyer usually does not qualify. The county register calculates and collects the tax from the transfer-tax declaration filed when the deed is recorded.
