How we can help

We buy houses as-is, in any condition — no repairs, no cleaning, no cleanout required to sell to us. We buy houses in Raleigh, including properties in the Wake and Durham County portions of the city.

We review the house and the information you have about the notice, lender payoff, title, and timing. We give written cash offers in 24 hours. If you choose to move forward, you get written terms before you commit, and the closing takes place through a title company.

When you sell to us, we pay the closing costs, including North Carolina's excise tax on conveyances. Your mortgage, other liens, back taxes, and share of current property taxes are separate; payoff amounts are reviewed as part of the closing.

Whether a sale can close before a foreclosure date depends on the actual deadline, title, payoff, and other property details.

Which sale is involved?

North Carolina mortgage foreclosures often use a deed of trust with a power of sale. That process starts with a hearing before the clerk of superior court, rather than a lender filing a regular foreclosure lawsuit. A delinquent property-tax matter is separate: it is not the lender’s mortgage case, and the mortgage deadlines below do not set a tax-sale deadline. Check the county tax account and the notice for the specific property.

Raleigh’s city boundaries cross Wake and Durham Counties. The county office and property records depend on the property’s location, so confirm the county on the notice or parcel record before using a county-specific route.

North Carolina mortgage-foreclosure stages

  1. Before the hearing: For a qualifying home loan secured by your main home, the loan servicer must mail a notice at least 45 days before filing for the foreclosure hearing. This rule does not apply to every loan, including home-equity lines and reverse mortgages. The hearing notice must be served at least 10 days before the hearing.
  2. At the hearing and after it: The clerk checks for a valid debt, a default, the right to foreclose, and proper notice. If the clerk allows the foreclosure to proceed, you have 10 days to appeal.
  3. Notice and auction: The sale notice is posted at the courthouse for at least 20 days and published in a newspaper once a week for two weeks. The property is then offered at a public auction.
  4. Upset bids after the auction: For 10 days after the sale report is filed with the clerk, someone may raise the high bid by at least 5% and at least $750. Each new upset bid starts another 10-day period. If the final day falls while the clerk’s office is closed, the deadline moves to the next day the office is open.
  5. When the sale becomes final: Until the last upset-bid period ends, paying the loan and sale costs in full stops the foreclosure. Once a 10-day period ends with no new bid, the sale is final.

Read the official North Carolina Judicial Branch foreclosure guide, including its links to the applicable statutes: G.S. 45-102, 45-21.16, Article 2A of Chapter 45, and G.S. 45-21.20. The dates on the actual notices and court file control your situation.

If the payoff is the problem

Think the payoff is more than the house is worth? Ask us — we've gotten lenders to come down before. A current payoff statement and title review help show what would need to be addressed at closing.

What happens next

  1. Tell us the property address and the foreclosure-sale date shown in your notice, if one is scheduled.
  2. We review the house and the details you have about the lender, payoff, title, and timing, then provide written terms for you to consider.
  3. If you decide to proceed, the title company works through ownership, payoff figures, and closing requirements with the parties involved.
  4. The sale closes only if the title, payoff, and required steps can be completed in time for the situation you are facing.

It's real estate. Sometimes there are bumps in the road. We won't disappear when that happens, and we'll be fighting to get this to the closing table.

County tax offices for Raleigh properties

For a property-tax balance or tax-sale notice, use the office for the county where the property is located. These offices can direct you to county tax information; they do not determine which county applies to a property from the city name alone.

Questions about foreclosure in Raleigh, NC

Can I sell my Raleigh house before a foreclosure sale?

Often, yes, if the sale closes in time. If a foreclosure sale is scheduled, tell us the date right away so we can try to close before it. The lender payoff, title work, court status, and sale deadlines affect what can happen.

What deadlines apply to a North Carolina mortgage foreclosure?

Many North Carolina home loans use a deed of trust and a hearing before the clerk of superior court. A 45-day pre-filing notice applies only to qualifying home loans on a main home, and other stages have separate notice, appeal, sale, and upset-bid periods. Read the actual notices and confirm the current case status; the mortgage timeline does not set a property-tax sale deadline.

Is a property-tax sale the same as a mortgage foreclosure?

No. A property-tax collection or sale matter is separate from a lender’s mortgage foreclosure and has its own account information and notices. Do not apply the mortgage dates on this page to a tax matter; check the county tax office and the notice for the property.

What if the lender payoff is more than my Raleigh house is worth?

Think the payoff is more than the house is worth? Ask us — we’ve gotten lenders to come down before. The current lender payoff and title information show what the sale would need to address.

What happens after I ask about selling?

We review the property information. We give written cash offers in 24 hours. If you choose to proceed, you receive written terms before you commit, and a title company handles the closing work, including review of payoff information. The actual sale date and property details affect timing.
