Compare the choices

Compare what you keep, the work, and the time

List the house

Ask an agent for a realistic estimate of what you may keep after preparation, repair bids, cleanout, photos, showings, inspection requests, commissions, concessions, and the bills you carry while waiting. Listing may fit a house ready to show and a seller with time for the process.

Compare a direct as-is sale

Start with the house as it sits. Put written price and terms beside the payoff, liens, back taxes, current property-tax share, occupancy, and any closing responsibilities that apply. You can compare before taking on repairs or a cleanout.

Cash Offer or EZ Sale: compare the written numbers

We have two ways to buy. A Cash Offer is built for speed, condition, and tough situations — heavy repairs, tight timelines, difficult circumstances. EZ Sale is often the better fit when the house doesn't need major repairs and you want a higher number. Either way, you compare written numbers and you pick what works best for you.

Raleigh market context

The displayed measures keep their provider, geography, and period together. Redfin sale activity and Zillow’s typical home value measure different things; neither one sets the price of a particular house. Zillow’s modeled typical home value for broader context is $428,671 (As of August 2026; Zillow typical home value for Raleigh, NC).

Condition, needed work, access, occupancy, title, payoff, and your timing still shape the comparison. Use the Raleigh market report for more context and the calculator to change your own assumptions.

Estimate what you may keep after selling costs

A sale price and the money left after costs are different numbers. Compare a listing estimate with an as-is sale and adjust the Raleigh calculator assumptions for your house.

Just an estimate — the actual number could be more or less depending on the home's condition.

Useful Raleigh detail

Check the address before assuming a property review applies

Oakwood, Boylan Heights, Mordecai, and other mapped areas

Raleigh planning GIS has separate neighborhood-conservation, general historic, and streetside historic overlay layers. Records name places including Oakwood, Boylan Heights, Mordecai, Oberlin Village, and Glenwood-Brooklyn. Those map labels are local orientation only: they do not establish a particular address's overlay status, age, condition, or work requirements. Check the property address with the City before relying on an overlay assumption.

Raleigh crosses a county line

Raleigh's municipal geography intersects Wake and Durham counties. A Raleigh city name alone does not identify which county tax, court, or recording route applies to a property. Confirm the actual county before using a county search or office; these routes are starting points, not a parcel-specific determination.

Closing questions

An inherited house: who can sign?

The deed and estate papers determine who may sign for a particular sale. Raleigh spans two counties, so first confirm the county connected to the estate record. Wake County's court directory lists a Clerk of Superior Court and an Estates contact route; Durham County publishes a Clerk of Superior Court Estates page. Those are contact routes, not a signer or venue determination. Have the title company or an estate attorney review the actual ownership and appointment papers.

If someone lives in the house

Share who occupies the property, any lease or access limits, and the possession timing you are considering. Include those details in the written sale terms so you can compare the plan for showings, access, and move-out instead of assuming every sale works the same way.

North Carolina excise tax on conveyances

North Carolina charges $1 for each $500 of the price or value transferred by deed; any part of $500 counts as a full $500. That is $200 on a $100,000 sale. State law assigns payment to the seller before the deed is recorded, and some transfers are exempt, including gifts, transfers under a will or by inheritance, and transfers where the buyer pays nothing.

When you sell to us, we pay the closing costs, including North Carolina's excise tax on conveyances. Your mortgage, liens, back taxes, and share of current property taxes are separate.

A scheduled foreclosure sale has court deadlines

Often, yes, you can still sell if the sale closes in time. Many North Carolina home loans use a deed of trust with a power of sale, which lets the lender seek foreclosure through a hearing before the Clerk of Superior Court instead of a lawsuit. For a qualifying home loan on your main home, the servicer must mail notice at least 45 days before filing for the hearing. That rule does not cover every loan, including home-equity lines and reverse mortgages. The hearing notice must be served at least 10 days ahead. At the hearing, the clerk checks for a valid debt, a default, the right to foreclose, and proper notice; if the clerk allows foreclosure, you have 10 days to appeal.

The notice of sale is posted at the courthouse for at least 20 days and published in a newspaper once a week for two weeks. The sale is a public auction. After the sale report is filed with the clerk, the upset-bid period lasts 10 days: someone can beat the high bid by at least 5% and at least $750. Each new upset bid starts another 10-day period. If the last day falls when the clerk's office is closed, the deadline moves to the next open day. Until the last upset-bid period ends, paying the loan and sale costs in full stops the foreclosure. Once a 10-day period ends with no new bid, the sale is final.

If a foreclosure sale is scheduled, tell us the date right away so we can try to close before it.

Where to find help

Start with the county and the question on your paperwork

Raleigh's city geography crosses Wake and Durham counties. Confirm the actual county before using a county office or record search. A tax question, estate file, and recorded deed use different routes.

Questions about selling a house in Raleigh

Can I sell a Raleigh house as-is?

Yes. USA Home Buyers buys houses in Raleigh and Wake and Durham counties. We buy houses as-is, in any condition — no repairs, no cleaning, no cleanout required to sell to us. We give written cash offers in 24 hours. You receive written offer and written terms before you commit; closing is through a title company.

How should I compare a direct sale with listing?

Compare written price and terms with likely listing proceeds after repairs, cleanout, photography, showings, inspection requests, commissions, taxes, insurance, utilities, mortgage payments, and the time you would carry the house. The right comparison is what you may keep after costs and obligations, not just the first price you see.

Which county office applies to a Raleigh property?

Raleigh’s city geography intersects Wake County and Durham County. Confirm the actual county for the property before choosing a county tax, court, or Register of Deeds route; the city name alone does not identify the right office.

Who can sign for an inherited Raleigh house?

The deed and estate papers determine who may sign for a particular sale. Wake County lists an Estates contact route through the Clerk of Superior Court, and Durham County has a separate Estates page. Use the county connected to the estate record, then ask the title company or an estate attorney to review the actual ownership and appointment papers.

What North Carolina excise tax applies to a house sale?

North Carolina charges $1 for each $500 of the price or value, with any part of $500 counted as a full $500. State law assigns payment to the seller before the deed is recorded, subject to exemptions. When you sell to us, we pay the closing costs, including North Carolina’s excise tax on conveyances. Your mortgage, liens, back taxes, and share of current property taxes are separate.

Can I sell if a foreclosure sale is scheduled?

Often, yes, if the sale can close in time. North Carolina foreclosure hearings, notices, appeals, and upset-bid periods have specific deadlines; check the notice and case status in the foreclosure section below. If a foreclosure sale is scheduled, tell us the date right away so we can try to close before it.

Does a Raleigh market figure tell me what my house is worth?

No. The displayed measures describe Raleigh for their stated source and period. Zillow’s typical home value is a modeled market measure, not a price or offer for your particular house; condition, repairs, access, occupancy, title, costs, and timing matter too.

Testimonials are real, from our transactions, verified and approved by our attorneys. A location shown with a review is that seller's location, not a claim that the transaction happened in Raleigh.
