Compare what you keep, not just the sale price

Net proceeds are what remain after sale costs and payoffs. A useful comparison includes the written price, repairs, commissions, other selling costs, carrying costs, and any mortgage or lien balances. Change the calculator assumptions to fit your house rather than relying on a headline price.

Cash Offer or EZ Sale: compare the written numbers

We have two ways to buy. A Cash Offer is built for speed, condition, and tough situations — heavy repairs, tight timelines, difficult circumstances. EZ Sale is often the better fit when the house doesn't need major repairs and you want a higher number. Either way, you compare written numbers and you pick what works best for you.

Useful questions about selling in Richmond

What would I keep if I sell my Richmond house for cash?

Net proceeds are what remain after sale costs and payoffs, not just the sale price. Compare written numbers against a realistic listing plan, including repairs, commissions, other selling costs, carrying costs, and any mortgage or lien payoff. The actual amount depends on the Richmond property and its written terms.

Do I need to repair, clean, or clear out the house before selling to you?

No. We buy houses as-is, in any condition — no repairs, no cleaning, no cleanout required to sell to us.

What is the difference between a Cash Offer and EZ Sale?

USA Home Buyers buys directly with the Cash Offer: 30 days or less and a lower price. EZ Sale goes to one of our partners: 60 days or less and a higher price than the Cash Offer. Both: no repairs, no commissions, no closing costs. EZ Sale showings: Yes, partner visits. Compare the written numbers and terms for your house before choosing.

How soon will I get a written cash offer?

We give written cash offers in 24 hours. You get the written offer and terms before you commit, and closing is through a title company.

How does Kentucky real estate transfer tax work on a house sale?

Kentucky real estate transfer tax is 50 cents for each $500 of value, or fraction of $500—about 0.1%. State law makes the grantor, usually the seller, responsible for the tax; the value includes the full price paid, including liens the buyer takes over. Some transfers are exempt, so ask the title company whether an exemption applies to your sale. Recording fees are separate. When you sell to us, we pay the closing costs, including the Kentucky real estate transfer tax. This does not pay your mortgage, liens, back taxes, or your share of current property taxes.

Can I sell a Richmond house that is in foreclosure?

A sale may still be possible if the loan can be paid off before the sale. Kentucky foreclosures go through circuit court: the lender files a lawsuit, and if it wins a judgment, the court orders the house sold at a public auction run by the master commissioner. By court rule, the commissioner generally must hold the sale within 90 days after the case is referred, two disinterested people appraise the house first, and the sale is advertised at least once, 7 to 21 days before the auction. The court must confirm the sale before the buyer gets a deed. If the house sells for less than two-thirds of its appraised value, the owner can redeem it within six months by repaying the sale price plus 10% interest and certain costs.
