How we can work toward closing
We buy houses as-is, in any condition — no repairs, no cleaning, no cleanout required to sell to us.
You get a written offer and written terms before you commit, and we close through a title company.
No fees. No agent commissions when you sell to us.
When you sell to us, we pay the closing costs, including Virginia state and local recordation taxes, grantor tax and any applicable regional WMATA capital fee, regional congestion relief fee or regional transportation improvement fee.
Virginia mortgage foreclosure: watch the trustee’s sale date
Most Virginia home foreclosures are trustee’s sales under a deed of trust. The trustee can auction the house without a court case. If you can close and pay off the loan before that sale, you can sell while foreclosure is underway.
For an owner-occupied home, written notice of the sale generally must be sent to the owner at least 60 days before the sale; for other property, the period is generally 14 days. The sale must also be advertised in a local newspaper.
A trustee can postpone the sale, and a postponed sale must be advertised again. Until you have a new date in writing, plan around the date on your notice. After a trustee’s sale, do not count on buying the house back.
A Salem City tax sale is a separate process
A judicial sale for delinquent Salem City real-estate taxes is not the same as a lender’s mortgage trustee’s sale. The City Treasurer handles Salem City real-estate tax collection and shares information about tax judicial sales. Use the date on the tax-sale notice; the mortgage trustee-sale notice has a different date. Salem is a city government separate from Roanoke County.
