Tell us about your Salem house

The short answer

Compare the written offer with the work and cost of listing

Tell us about the house, its condition, who lives there, and what matters to you about timing. We’ll look at the property with you, then you can compare the written terms with the work and costs of a listing.

Compare the choices

Listing, a direct sale, Cash Offer, or EZ Sale

Preparing and listing

A listing may fit if you want to prepare the house, schedule showings, and wait for a buyer. Compare the expected sale price with actual repair and cleanout costs, agent commissions, concessions, monthly bills, and the time you expect to carry the house.

A direct as-is sale

We look at the house as it stands and give you written terms to compare. You can weigh the amount you may keep against the repairs, cleanout, showings, and carrying costs you would take on with a listing.

We buy houses as-is, in any condition — no repairs, no cleaning, no cleanout required to sell to us.

A higher sale price is not always a higher amount kept after costs. Put the written numbers and the work each option involves side by side.

Cash Offer or EZ Sale: compare the written numbers

We have two ways to buy. A Cash Offer is built for speed, condition, and tough situations — heavy repairs, tight timelines, difficult circumstances. EZ Sale is often the better fit when the house doesn't need major repairs and you want a higher number. Either way, you compare written numbers and you pick what works best for you.

Closing questions

Virginia paperwork, taxes, and sale dates

Who can sign for an inherited house?

In Virginia, real estate generally passes at death to the heirs or people named in the will. An executor can sell only after appointment through the circuit court clerk and only if the will directs a sale or grants a power of sale, or a court grants that power. Otherwise, the heirs or beneficiaries generally sign the deed together. The will, list of heirs, and appointment papers help identify who can sign.

A sale by heirs or beneficiaries within one year after death can be challenged by estate creditors unless no court action over estate debts is started and no report of debts is filed within that year. A court-ordered sale during that year is protected when the money goes to a court-appointed commissioner. If you need an estate attorney, we can help you find one.

Virginia Code §64.2-509 — real estate passing to heirs · §64.2-521 — executor power to sell · §64.2-534 · §64.2-535 · §8.01-81 — court-ordered sale

If a trustee’s sale is scheduled

Virginia home foreclosures are usually trustee’s sales under a deed of trust. You can sell if the sale closes and pays off the loan before the trustee’s sale. For an owner-occupied home, written notice generally must go to the owner at least 60 days before the sale; for other property, the period is generally 14 days. The sale must be advertised in a local newspaper.

A trustee can postpone the sale, and a postponed sale must be advertised again. Until you have a new date in writing, plan around the date on your notice. Do not count on buying the house back after the trustee’s sale. Call us right away with the date on your notice.

Virginia Code §55.1-320 — trustee-sale notice · §55.1-321 — postponement · §55.1-322 — advertising

A Salem City judicial sale for delinquent real-estate taxes is separate from a mortgage trustee’s sale. The City Treasurer handles Salem City tax collection and shares information about judicial sales.

Virginia grantor and recordation taxes

Virginia’s grantor tax is 50 cents for each $500, or fraction of $500, of the greater of the sale price or value. State law assigns that tax to the seller, but the sale contract can shift who pays it. State recordation tax is separate, and a locality may add local recordation tax. Exemptions and transfers with little or no consideration can change the amount; the settlement agent confirms the figures.

When you sell to us, we pay the closing costs, including Virginia state and local recordation taxes, grantor tax and any applicable regional WMATA capital fee, regional congestion relief fee or regional transportation improvement fee.

Virginia Code §58.1-802 — grantor tax · §58.1-801 — state recordation tax · §58.1-814 — local recordation tax

Selling a rental with tenants

You don't always need to evict to sell to us. We buy houses with tenants in place — we've done it many times, including cash-for-keys when that works better for everyone. In Virginia, the lease continues after a sale, and the buyer steps into the landlord’s place. The seller must tell the tenant about the sale and provide the buyer’s name, address, and phone number. Security deposits and earned interest transfer to the buyer when ownership changes. If a property manager holds the deposit, the owner must request it in writing before closing.

Virginia Code §55.1-1606 — tenant notice after a sale · §55.1-1607 — security deposits after a sale
