Salem, VA Housing Market and Selling Costs
Use this report to compare selling as-is with listing after repairs or waiting. The local market is a starting point; your house, payoff, costs, and timing shape what you may keep.
Call us at 888-274-5006 and we can talk through the house and your options.
We give written cash offers in 24 hours.
Tell us about the house and your timing. We’ll talk through your choices and put the offer and terms in writing before you decide.
What the numbers mean
Compare the market with your house
Repairs, condition, tenants, payoff, and how long you carry the house can change the amount left after a sale. A listing may involve repairs, commission, and monthly bills while you wait; a direct sale gives you a different set of written terms to compare.
Tell us about the house, its condition, occupancy, and your timing. We’ll look at those details with you so you can compare an as-is sale with listing or waiting.
We buy houses as-is, in any condition — no repairs, no cleaning, no cleanout required to sell to us.
You get a written offer and written terms before you commit, and we close through a title company.
Local selling costs
Virginia taxes and Salem property details
Virginia grantor tax is 50 cents for each $500 of the greater of the sale price or value — about 0.1%. The law assigns that tax to the seller, but the contract can shift who pays. State recordation tax and any local recordation tax are separate; exemptions or transfer details can change the amount, which the settlement agent confirms.
Salem city and Roanoke County are separate local governments. The City of Salem Real Estate Department handles assessment and real-estate tax matters for homes in the city. If you’re unsure which jurisdiction covers the address, call us — we’ll check it with you.
When you sell to us, we pay the closing costs, including Virginia state and local recordation taxes, grantor tax and any applicable regional WMATA capital fee, regional congestion relief fee or regional transportation improvement fee.
No agent commissions when you sell to us. No fees.
What you may keep
Compare the sale price with the money left after costs
The sale price is not the amount you keep. Subtract your payoff, repairs and selling costs that apply, and the bills you’ll carry while waiting. Use the calculator to compare a likely listing net with a direct-sale offer.
What our sellers say
“LISTEN, PROPERTY TAXES GOT TOO HIGH FOR MY FIXED INCOME. SOLD IT TO THEM. WALKED AWAY WITH CASH. GLAD IT'S OVER.”
“Facing foreclosure ... Very stressful time... They handled it professionally and got me out of the debt...”
“no open houses. no realtors tracking dirt in. just a straight cash sale for our house so we could move. Glad it's over.”

How quickly can a sale close?
Close as fast as 7 days when title and closing details allow.
