Money and choices

Compare what you keep, not just the sale price

The amount you keep depends on the written sale numbers and the costs and balances that apply to your property. Mortgage balances, liens, back taxes, and your share of current property taxes are separate from closing costs.

Cash Offer or EZ Sale: compare the written numbers

We have two ways to buy. A Cash Offer is built for speed, condition, and tough situations — heavy repairs, tight timelines, difficult circumstances. EZ Sale is often the better fit when the house doesn't need major repairs and you want a higher number. Either way, you compare written numbers and you pick what works best for you.

San Angelo seller questions, answered

Can I sell my San Angelo house without making repairs?

We buy houses as-is, in any condition — no repairs, no cleaning, no cleanout required to sell to us.

When will I get an offer, and what do I see before deciding?

We'll give you a written cash offer within 24 hours. Written offer and written terms before you commit; title-company closing.

Does Texas charge a real estate transfer tax when I sell?

No. Texas has no state, county, or city real estate transfer tax. The deed is signed in front of a notary and recorded with the county clerk. The clerk charges a recording fee by the page, not by the sale price, and charges more if the deed leaves out the buyer's mailing address. When you sell to us, we pay the closing costs. Your mortgage, liens, back taxes, and share of current property taxes are separate.

Can I sell if there is a mortgage, a lien, or back taxes?

Yes, you can ask about a house with a mortgage balance, liens, back taxes, or a current property-tax balance. Those amounts are separate from closing costs: when you sell to us, we pay the closing costs, but not those balances or your share of current property taxes. The amounts for a particular property need to be confirmed for that sale.

Can I sell my Texas house while foreclosure is pending?

Often, yes, if the sale closes before the foreclosure sale. In Texas, a lender usually forecloses on a home without going to court; a trustee or substitute trustee runs that auction. For a property used as your residence, the loan servicer must first send written notice of default by certified mail and allow at least 20 days to catch up before a sale can be noticed. Then, at least 21 days before the sale, the notice must be posted at the courthouse, filed with the county clerk, and sent by certified mail to each borrower. The public auction is usually on the first Tuesday of the month between 10 a.m. and 4 p.m. It must start no later than three hours after the time stated in the notice. Some foreclosures go through court and follow different steps. If a trustee's sale is scheduled, tell us the date right away so we can try to close before it.

Do I need every document ready before I call?

No. You can call before you have every paper together. Start with the property address, what you know about its condition and who lives there, and the timing you have in mind. A deed, loan statement, tax or lien notice, or foreclosure notice may help answer a specific question, but you do not need to have everything figured out before calling.
