Money and choices

Compare what you keep, not just the sale price

Net proceeds are what remains after sale costs and other amounts tied to the property. Compare the written price and terms with the costs and assumptions for your own house instead of relying on a headline number.

Cash Offer or EZ Sale: compare the written numbers

We have two ways to buy. A Cash Offer is built for speed, condition, and tough situations — heavy repairs, tight timelines, difficult circumstances. EZ Sale is often the better fit when the house doesn't need major repairs and you want a higher number. Either way, you compare written numbers and you pick what works best for you.

How can I compare what I might keep from a sale?

The sale price is only one part of the comparison. Net proceeds are what remains after sale costs and other amounts tied to the property. Use your own assumptions to compare the written numbers with a possible listing result.

Does Texas charge a real estate transfer tax, and who pays closing costs?

No. Texas has no state, county, or city real estate transfer tax. The deed is signed in front of a notary and recorded with the county clerk. The clerk charges a recording fee by the page, not by the sale price, and charges more if the deed leaves out the buyer’s mailing address. When you sell to us, we pay the closing costs. Your mortgage, liens, back taxes, and share of current property taxes are separate.

Can I sell if a Texas foreclosure sale is scheduled?

Often, yes, if the sale closes before the foreclosure sale. In Texas, a lender usually forecloses on a home without going to court; a trustee or substitute trustee runs that sale. For property used as your residence, the loan servicer must first send written notice of default by certified mail, giving at least 20 days to catch up before a sale can be noticed. Then, at least 21 days before the sale, the notice of sale must be posted at the courthouse, filed with the county clerk, and sent by certified mail to each borrower. The public auction is usually at the county courthouse on the first Tuesday of the month between 10 a.m. and 4 p.m. It must start no later than three hours after the time stated in the notice. Some foreclosures go through court and follow different steps. If a trustee’s sale is scheduled, tell us the date right away so we can try to close before it.

A Bexar County recorded-document question?

For a property in Bexar County, start with the Bexar County Clerk’s Real Property & Land Records page for deed and recorded-land-record questions. The City of San Antonio boundary also intersects Comal and Medina Counties, so a city or mailing address alone does not identify the county for a particular parcel.
