Market numbers

Current housing measures for San Diego

Current maintained San Diego measures are not available in this report. It does not replace them with county, metro, statewide, nearby-city, or older figures.

What the numbers mean

Compare a market measure with the house you have

Any citywide market measure covers a defined place and period; it cannot price your particular house. Condition, needed repairs or cleanout, whether tenants live there and what access is available, and your timing can all change the comparison.

Put those details beside a realistic listing plan or written cash offer, then include the costs and time you would carry the house while you sell. We buy houses as-is, in any condition — no repairs, no cleaning, no cleanout required to sell to us.

Local selling costs

California documentary transfer tax

California counties charge $0.55 for each $500 of value, or fraction of $500, in documentary transfer tax — $1.10 per $1,000. It applies when the transfer value is over $100, excluding a lien or loan that remains on the property. The county recorder collects the tax when the deed is recorded.

A city may take half of the county rate as its own share, credited against the county tax; some cities add a larger city tax on top. The sale agreement can allocate the cost between buyer and seller. The actual city rules, any exemption, taxable amount, and allocation depend on the property and transfer, so ask escrow or title to confirm the settlement figures. A City of San Diego mailing address alone does not establish a parcel's city tax account or boundary.

When you sell to us, we pay the closing costs, including the county documentary transfer tax and any city transfer tax. Your mortgage, liens, back taxes, and share of current property taxes remain separate.

The City of San Diego is within San Diego County; confirm the parcel's actual jurisdiction and tax account for property-specific figures.

What you may keep

Sale price and money left after costs are different numbers

Start with a realistic sale price or written offer, then subtract your mortgage payoff, liens, back taxes, your share of current property taxes, repairs or cleanout, listing costs if you list, and other costs of holding the house. The amount left is different from the headline sale price.

Just an estimate — the actual number could be more or less depending on the home's condition.

San Diego market report questions

Do the San Diego market numbers tell me what my house is worth?

No. A market measure describes activity or a model for its stated place and period; it does not price your particular address. Condition, repairs, occupancy, access, and timing can change the comparison. Current maintained San Diego figures are not available in this report, so it does not substitute broader-area or older numbers.

How is California documentary transfer tax figured?

For a transfer valued above $100, the county documentary transfer tax is $0.55 for each $500 or fraction of $500 ($1.10 per $1,000), excluding a lien or loan that stays on the property after the sale. A city may take half that rate as its share, credited against the county tax, while some cities add a larger tax on top. The applicable city tax, exemptions, taxable amount, and allocation can change the settlement figures, so escrow or title should confirm them for the property.

What is the difference between the sale price and what I keep?

The sale price is the gross amount. What you keep depends on costs such as your mortgage payoff, liens, back taxes, your share of current property taxes, repairs or cleanout, listing costs if you list, and the time you carry the property. Use the calculator link on this page to compare your own planning assumptions.
