Compare what you keep, not only the sale price
Net proceeds are what remains after the sale price and costs or balances tied to the property. Repairs, commissions, cleanout, carrying costs, mortgage payoff, liens, back taxes, and current property taxes can change the amount you keep.

Cash Offer or EZ Sale: compare the written numbers
We have two ways to buy. A Cash Offer is built for speed, condition, and tough situations — heavy repairs, tight timelines, difficult circumstances. EZ Sale is often the better fit when the house doesn't need major repairs and you want a higher number. Either way, you compare written numbers and you pick what works best for you.

Useful questions
San Luis Obispo and San Luis Obispo County seller questions
How do I compare what I would keep after selling?
Net proceeds are what remains after the sale price and costs or balances tied to the property. Compare the written price with repairs, commissions, cleanout, carrying costs, mortgage payoff, liens, back taxes, and your share of current property taxes—not only the headline number.
Can I sell my San Luis Obispo house as-is?
We buy houses as-is, in any condition — no repairs, no cleaning, no cleanout required to sell to us. Tell us what work the house needs and what you know about its access, occupancy, and timing.
What is the difference between a Cash Offer and EZ Sale?
We have two ways to buy. A Cash Offer is built for speed, condition, and tough situations — heavy repairs, tight timelines, difficult circumstances. EZ Sale is often the better fit when the house doesn't need major repairs and you want a higher number. Either way, you compare written numbers and you pick what works best for you.
How soon will I get a written cash offer, and how long can a sale take?
We'll give you a written cash offer within 24 hours. The program terms list the Cash Offer at 30 days or less and EZ Sale at 60 days or less. Those are program terms, not a property-specific closing date; the written terms and title-company process apply to the house you are considering.
Can I read the offer and terms before I decide?
Written offer and written terms before you commit; title-company closing. Read the written price, responsibilities, timing, and property-specific costs before you commit.
Who pays California documentary transfer tax and other closing costs?
California counties charge documentary transfer tax of $0.55 for each $500 of value, or fraction of $500 ($1.10 per $1,000). It applies when consideration is over $100, not counting a lien or loan that stays on the property after the sale. A city may receive a credited share of the county tax, and some cities add a larger tax. The County Recorder collects the tax when the deed is recorded; the purchase agreement can allocate the cost. Escrow or the title company can confirm the applicable city tax and taxable amount for the property. When you sell to us, we pay the closing costs, including the county documentary transfer tax and any city transfer tax. Mortgage payoff, liens, back taxes, and your share of current property taxes are separate.
What if a California trustee’s sale is scheduled?
Often, yes. California home loans commonly use a deed of trust, so most foreclosures are nonjudicial: there is no lawsuit, and the trustee named in the deed of trust runs the process. The trustee records a notice of default. After a 90-day cure period, a notice of sale can follow; it must be posted, published, and recorded at least 20 days before the sale. The sale is a public auction called a trustee's sale. You can usually reinstate by catching up until five business days before the sale, or pay off the loan up to the sale itself. There is no right of redemption after a nonjudicial trustee's sale. A sale can be postponed by the trustee, at the lender's instruction or by agreement; for one-to-four-unit homes, state law also allows limited 45-day postponements tied to a broker listing and a qualifying purchase agreement. Have the title company or an attorney confirm the sale date and payoff. If a trustee's sale is scheduled, tell us the date right away so we can try to close before it.

Where can I ask about San Luis Obispo County property taxes?
The San Luis Obispo County Tax Collector handles secured-property-tax account questions and publishes information about auctions of tax-defaulted property. Check the County’s current account or notice directly; those pages do not establish this property’s balance or status. Back taxes remain separate from the closing costs we pay.
Can I call before I have all the paperwork?
Yes. Start with the property address and what you know about its condition, occupancy, and timing. A deed, lease, estate paper, payoff information, or notice can help answer the next question, but you can call before everything is gathered.

You can call before you have everything figured out
Start with the address and what you know about the house, who is there, and your timing. You can ask about a repair, a tax notice, an estate question, or what the two sale options mean before every paper is gathered.
