Cash Offer or EZ Sale: compare the written numbers
We have two ways to buy. A Cash Offer is built for speed, condition, and tough situations — heavy repairs, tight timelines, difficult circumstances. EZ Sale is often the better fit when the house doesn't need major repairs and you want a higher number. Either way, you compare written numbers and you pick what works best for you.

Sandusky seller questions, answered
Can I sell a Sandusky house as-is if it needs repairs or cleanout?
We buy houses as-is, in any condition — no repairs, no cleaning, no cleanout required to sell to us. Tell us what you know about the house, its condition, access, and timing.
How do I compare what I would keep from selling?
The sale price is not the amount left for you. Net proceeds are what remain after sale costs and amounts due. Compare the written price with repairs, selling costs, cleanout, carrying costs, mortgage payoff, liens, back taxes, and your share of current property taxes.
What is the difference between a Cash Offer and EZ Sale?
A Cash Offer is built for speed, condition, and tough situations. EZ Sale is often a better fit when the house does not need major repairs and you want a higher number. With either option, compare written numbers and choose what works best for you.
How soon can I get a written cash offer, and what do I see before deciding?
We give written cash offers in 24 hours. Written offer and written terms before you commit; title-company closing.
Who pays Michigan transfer taxes and other closing costs?
For an ordinary taxable sale, Michigan state real estate transfer tax is $3.75 for each $500 of the property's value at the time of sale, or part of $500. The county tax is generally another 55 cents for each $500, or part. At that county rate, a $100,000 sale has $750 in state tax and $110 in county tax, $860 total; that is an illustration, not the amount for every property. State and county exemptions are separate, so the actual county, sale value, and any exemption need to be checked. State law generally makes the seller responsible. When you sell to us, we pay the closing costs, including Michigan state and county real estate transfer taxes. Your mortgage balance, liens, back taxes, and share of current property taxes are separate.
Can I sell if a Michigan mortgage foreclosure is underway?
A sale may still be possible if the required payoff or redemption can be completed before the applicable deadline. Michigan mortgage-foreclosure auctions are commonly called sheriff's sales. In a foreclosure by advertisement, six months after the sale is the most common redemption period, but shorter and longer periods apply. Redemption requires the sale amount plus required interest and charges, not just the missed payments. Have the title company or an attorney confirm the sale status, exact deadline, and amount needed before relying on a closing date. Our agreement of sale will often get a sheriff's sale postponed so we can close. Signing alone doesn't postpone it automatically; we use the agreement to ask for the postponement, and it works more often than people think.
Can I call before I have all the paperwork?
Yes. Start with the property address, what you know about its condition and occupancy, and the timing you are working with. A deed, loan statement, tax notice, lien notice, or court paper can help answer follow-up questions, but you can call before you have a complete file. We provide written terms before you commit, with a title-company closing.

Local help
Is the property in the City of Sandusky or elsewhere in Sanilac County?
This page covers the City of Sandusky, Michigan, in Sanilac County. The City map page and the County’s official site are starting points for local orientation: the County lists Sandusky among its cities and also has townships and villages. Those pages do not determine the local unit for a particular parcel, so confirm the property’s jurisdiction before relying on a local office or rule.
