What we do when tenants are still there
You don't always need to evict to sell to us. We buy houses with tenants in place — we've done it many times, including cash-for-keys when that works better for everyone.
We talk through the house, the tenancy, access, and the condition you have now. If a move-out agreement may work better for everyone, tell us; we can discuss cash-for-keys as part of the sale conversation and put any agreed terms in writing.
We buy houses as-is, in any condition — no repairs, no cleaning, no cleanout required to sell to us.
Bring us the tenancy problem
Lease timing, difficult access, unpaid rent, needed repairs, or a move-out conversation can make a rental harder to manage. Tell us what is happening and what you want from the sale. Call 888-274-5006; you do not have to sort out every tenancy question before starting the conversation.
What happens next
1. We discuss the house and tenancy
Share the Sandusky address, who lives there, what the lease says, how access works, the house condition, and your timing. If available, keep the lease, deposit records, tenant notices, and repair information nearby.
2. We give you the offer and terms in writing
We give written cash offers in 24 hours. You can read the price and written terms before you decide whether to proceed.
3. The title company reviews the closing details
If you choose to proceed, a title company handles the closing. Share the lease, deposit records, tenant notices, and the occupancy or possession plan so the transaction documents can address the handoff. The lease and applicable law still govern tenant rights.
4. You review the written closing figures and close
Review the final written terms and settlement figures with the closing professionals before signing. The title company confirms the closing documents for this sale.

Michigan leases, notice, possession, and security deposits
Yes, a Michigan rental can generally be sold with tenants still living there. In an ordinary sale, the existing lease generally stays in place, and the buyer takes the property subject to the remaining lease term. A change in ownership by itself does not make the tenant move or end the lease. See the Michigan Judicial Institute's landlord-tenant law benchbook.
If you want the tenant to leave, the lease and Michigan notice rules determine the steps. Michigan's tenancy-termination statute, MCL 554.134 covers notices to end certain tenancies. A sale or a closing date is not itself a notice to quit, and it does not establish that the house is vacant. Treat possession as a separate part of the plan and use the lease and applicable process.
A sale also does not automatically release you from responsibility for a security deposit. One way to end that responsibility is to give the deposit to the new owner and notify the tenant by ordinary mail that it was transferred, including the new owner's name and address. Give the buyer the leases, deposit records, and tenant notices so the handoff can be addressed at closing. See MCL 554.614 and the Michigan Legislature's Practical Guide for Tenants and Landlords.

Questions and contact
Questions about selling a Sandusky house with tenants
Can I sell my Sandusky house while tenants are still living there?
Yes. USA Home Buyers buys houses with tenants in place in Sandusky and Sanilac County. You can start the conversation with the lease, occupancy, access, and condition as they are; the sale does not by itself end a lease or require a tenant to move.
Does selling the house cancel the tenant’s lease?
No. In an ordinary Michigan sale, the existing lease generally remains in place and the buyer takes the property subject to the remaining lease term. Ending a tenancy depends on the lease and applicable Michigan notice rules.
Do tenants have to move before I sell?
Not necessarily. The sale itself does not make a tenant move. If you want the house vacant, treat possession as a separate question and follow the lease and applicable notice process. You can talk with us before deciding what to do.
What happens to a security deposit when I sell?
A sale does not automatically release the seller from responsibility for a security deposit. One way to end that responsibility is to give the deposit to the new owner and notify the tenant by ordinary mail of the transfer and the new owner’s name and address. Bring the lease, deposit records, and tenant notices to the closing discussion.
What should I share about the tenancy?
Start with what you know about the lease, who lives in the house, rent and deposit records, access limits, tenant notices, repairs, and the timing you are considering. You can call even if some records are missing or the situation is unsettled.
