Money and choices
Compare what you keep, not just the sale price
The amount left after a sale depends on the written price and the costs tied to your house. Mortgage payoff, liens, back taxes, your current property-tax share, repairs, cleanout, commissions, and time can change the comparison. Use your own assumptions before deciding.
We have two ways to buy, and you can compare them with a listing plan. See the Cash Offer and EZ Sale comparison below →

Cash Offer or EZ Sale: compare the written numbers
The Cash Offer and EZ Sale have different paths and terms. Compare the written numbers and what each option asks of you; use the table to see the approved program comparison.
We have two ways to buy. A Cash Offer is built for speed, condition, and tough situations — heavy repairs, tight timelines, difficult circumstances. EZ Sale is often the better fit when the house doesn't need major repairs and you want a higher number. Either way, you compare written numbers and you pick what works best for you.

Syracuse seller questions, answered
Can I sell my Syracuse house as-is?
We buy houses as-is, in any condition — no repairs, no cleaning, no cleanout required to sell to us. You can start with the condition, access, occupancy, and timing you know; you do not need to finish repairs or clean out the house before asking about a sale to us.
What is the difference between a Cash Offer and EZ Sale?
Cash Offer — USA Home Buyers buys directly. 30 days or less. Lower price. No repairs, no commissions, no closing costs. EZ Sale — goes to one of our partners. 60 days or less. Higher price than the Cash Offer. Still no repairs, no commissions, no closing costs. Compare the written numbers and terms for your house before choosing.
How soon can I get a written cash offer, and what do I see before deciding?
We give written cash offers in 24 hours. You receive the offer and terms in writing before you commit, and the closing is handled through a title company.
How much money will I keep after selling?
There is no one number that fits every house. Start with the written sale price, then account for the mortgage payoff, liens, back taxes, your share of current property taxes, and other property-specific items. For a listing, also compare likely repairs, cleanout, commissions, concessions, and carrying costs. Use the calculator to change the assumptions and compare possible net proceeds; it is an estimate, not an offer for your property.
What closing costs and transfer taxes apply to a Syracuse sale?
New York State real estate transfer tax is $2 for each $500 of the sale price, or part of $500, when the price exceeds $500. Local transfer taxes may add to it. The seller normally pays the state tax, but the sale agreement can provide otherwise. A separate 1% mansion tax applies to residential sales of $1 million or more and is normally paid by the buyer. When you sell to us, we pay the closing costs, including New York State real estate transfer tax and any applicable local real estate transfer taxes. This does not pay your mortgage, liens, back taxes, or share of current property taxes.
Can I call before I have every paper together?
Yes. Start with the property address, what you know about its condition, who lives there, and the timing or notice you are dealing with. A deed, lease, estate appointment, payoff statement, lien notice, or court paper can help answer follow-up questions, but you can call before you have gathered everything. Written offer and written terms before you commit; title-company closing.
Can I sell a Syracuse house while it is in foreclosure?
Sometimes. A sale may still be possible before the foreclosure auction if the mortgage payoff and other closing obligations can be covered. New York foreclosures go through court, and a referee conducts the sale. After the auction, there is no right to buy the house back. If you live there and are in foreclosure or two or more months behind, New York's Home Equity Theft Prevention Act gives you 14 business days to cancel a sale to an investor. Stopping foreclosure by paying the lender requires the full amount owed, including applicable interest, fees, and costs. Our agreement of sale will often get a foreclosure sale postponed so we can close. Signing alone doesn't postpone it automatically; we use the agreement to ask for the postponement, and it works more often than people think.
Can I sell an inherited New York house before the estate is finished?
Often, yes. An executor or administrator appointed by Surrogate's Court can generally sell estate property during administration, subject to the will and court restrictions. If the will leaves the house to a specific person, the sale usually needs that person's agreement or a court order. Being named executor in a will is not the same as having the court's appointment; the deed and estate papers determine who can sign. A release of the state estate-tax lien is generally needed to close.
Can I sell a Syracuse rental while tenants are living there?
Yes. In an ordinary sale, the existing lease and tenant protections generally stay in place, and the buyer becomes the landlord; tenants do not have to move just because the house sells. If a tenancy can lawfully end, New York advance notice may be 30, 60, or 90 days depending on the tenant’s occupancy and lease term. Good Cause Eviction and rent regulation can also limit nonrenewal. At a sale, security deposits must be transferred to the new owner within five days or returned to tenants, with the required notice. Bring the leases, deposit records, and notices to the closing conversation.
Can I sell a Syracuse house with an open code violation?
A sale may be possible, but the notices, court orders, and local requirements matter. An as-is agreement does not by itself resolve a repair order or other municipal requirement. Share the notice and deadline so the buyer and closing professional can account for them. When you sell to us, we're the buyer, so the repairs become our job.
Local help
Have a zoning or code question for a Syracuse property?
For a property inside Syracuse city limits, the City of Syracuse provides a zoning-designation-letter page for address-specific zoning questions. If you already have a code notice, use the city contact and deadline printed on that notice. For a property outside the city, confirm which municipality issued the notice before relying on a local answer.

What sellers say about USA Home Buyers
Here's what sellers have said about working with us.
“Paychex offered me a position at their Scottsdale office and I had five weeks. My house in Irondequoit was fine but I couldn't do open houses and wait on financing. USA Home Buyers closed nine days after I accepted. I was in Arizona before my start date.”
“Monroe County family court, sale required. Park Avenue condo, beautiful neighborhood, but neither of us could buy out the other and we both needed the money to start over. USA Home Buyers gave us a written offer the same week we called. Both attorneys said yes, closed in thirteen days.”
“I was behind on my mortgage after a medical situation. New York judicial foreclosure takes 12-24 months, but once the bank files in Monroe County Supreme Court, your options narrow fast. USA Home Buyers explained exactly where I stood and closed before the foreclosure judgment. I walked out with enough to start over.”
