Compare what may be left after each sale path
The sale price is only part of the picture. Repairs, selling costs, and the time you carry the house can change what remains. A mortgage payoff, liens, back taxes, and your share of current property taxes also affect your net.

Cash Offer or EZ Sale: compare the written numbers
We have two ways to buy. A Cash Offer is built for speed, condition, and tough situations — heavy repairs, tight timelines, difficult circumstances. EZ Sale is often the better fit when the house doesn't need major repairs and you want a higher number. Either way, you compare written numbers and you pick what works best for you.

Westminster seller questions, answered
How do I compare what I may keep after selling?
Compare what remains after selling costs, not just the sale price. Repairs and the time you carry the house can change what is left. A mortgage payoff, liens, back taxes, and your share of current property taxes also affect what you keep.
Can I sell my Westminster house as-is?
Yes. We buy houses as-is, in any condition — no repairs, no cleaning, no cleanout required to sell to us.
Do I see the written offer and terms before I decide?
You get a written offer and written terms before you commit, and we close through a title company.
How soon can I get a written cash offer?
We give written cash offers in 24 hours.
How soon can a Westminster sale close?
Close as fast as 7 days when title and closing details allow.
What costs do I pay when I sell to you in Maryland?
No fees. No agent commissions when you sell to us. When you sell to us, we pay the closing costs, including Maryland's state transfer tax, recordation tax and any applicable county transfer tax.
How are Maryland transfer and recordation taxes handled?
Maryland generally splits the state transfer tax and local taxes equally between buyer and seller unless the contract says otherwise. The state transfer-tax rate is 0.5% of the sale price. If the buyer is a first-time Maryland home buyer who will live in the house, the state rate drops to 0.25%, and the seller pays the state transfer tax, recordation tax, and any local transfer tax unless the parties expressly agree otherwise. Carroll County sets its own recordation-tax rate, and a county transfer tax may also apply.
Can the personal representative sell an inherited Maryland house?
Usually, yes, but the appointed personal representative signs, not the heirs. Unless the will or a court order limits that authority, the personal representative can sell estate property without court approval. If the will restricts a sale or family members disagree, the personal representative can ask the court for permission. If you need an estate attorney, we can help you find one.
Can I sell a Westminster house with tenants still living there?
Yes. You don't always need to evict to sell to us. We buy houses with tenants in place — we've done it many times, including cash-for-keys when that works better for everyone. For a Maryland rental with 1 to 3 units, a tenant named on a written lease who has lived there at least 6 months generally must receive written notice before you offer the property to anyone else. The tenant has 30 days to make an offer. Some transfers are exempt.
What if a Maryland foreclosure sale is scheduled?
Often, yes, if the loan can be paid off at closing before the sale. You can catch up the loan until 1 business day before the sale. If you live in the house and are at least 60 days behind, you can cancel a contract to sell within 5 days of signing; a deed or other document affecting title cannot be recorded during those 5 days. If a foreclosure sale is scheduled, tell us the date right away so we can try to close before it.
