The fines don't stop while you think about it. They pile up, they add new ones, and every month takes another bite out of what the property is worth to you. We can buy it quickly, violations and all, so you stop the bleeding and keep your equity.
You only have to agree on one thing — the price. After that we handle the rest, so there's nothing to argue about over repairs, contractors, showings, or who pays for what.
We have two ways to buy. A Cash Offer is built for speed, condition, and tough situations — heavy repairs, tight timelines, difficult circumstances. EZ Sale is often the better fit when the house doesn't need major repairs and you want a higher number. Either way, you compare written numbers and you pick what works best for you.

Maryland's state transfer tax is 0.5% of the sale price. On a $100,000 sale, that is $500 in state tax before county taxes. Each county sets its own recordation-tax rate, and some counties also charge a county transfer tax. These taxes are generally split between buyer and seller unless the contract says otherwise. If the buyer is a first-time Maryland home buyer who will live in the house, the state rate drops to 0.25%, and the seller pays the state transfer tax, recordation tax, and any local transfer tax unless the parties expressly agree otherwise. Some transfers are exempt. Carroll County posts tax and recordation resources through its Collections/Taxes office.
When you sell to us, we pay the closing costs, including Maryland's state transfer tax, recordation tax and any applicable county transfer tax. No agent commissions when you sell to us. No fees. Your mortgage payoff, liens, back taxes, and share of current property taxes are separate.

The appointed personal representative signs, not the heirs. The appointment identifies who handles the estate, but the will and any court orders determine whether that representative can sell without further approval. If those papers do not give sale authority, the representative may need court approval. If you need an estate attorney, we can help you find one.
You don't always need to evict to sell to us. We buy houses with tenants in place — we've done it many times, including cash-for-keys when that works better for everyone. In Maryland, a sale does not end the lease. For a property with 1 to 3 units, if a tenant named on a written lease has lived there at least 6 months, Maryland generally requires written notice of the tenant's right to make an offer before the property is offered to anyone else. The tenant has 30 days to make an offer; if it matches the terms in the notice, you must accept it. Exceptions apply to some family, court-ordered, foreclosure, estate, and trust transfers. Security deposits go to the buyer with an accounting, and you remain responsible for any deposit you do not pass along.
Often, you can sell if the loan can be paid off at closing before the sale. If a foreclosure sale is scheduled, tell us the date right away so we can try to close before it. If you live in the house and are at least 60 days behind, Maryland law lets you cancel a sale contract within 5 days of signing, and a deed or other document affecting title cannot be recorded during those 5 days.
You keep your insurance proceeds when we buy the house exactly as it stands. If you still have a mortgage, your lender may have a say in how that check is used — we'll walk through it with you.
