What the numbers mean
What changes your comparison?
Your house’s condition, repair needs, whether tenants live there, and your timing can change which choice makes sense. We assess the house as it stands and talk through a direct sale, repairing and listing, or waiting.
We buy houses as-is, in any condition — no repairs, no cleaning, no cleanout required to sell to us.
Close as fast as 7 days when title and closing details allow.
Local selling costs
Maryland transfer and recordation taxes
Maryland’s state transfer tax is 0.5% of the sale price. By law, these taxes are presumed to be split equally between buyer and seller unless the contract says otherwise. Carroll County sets its own recordation tax, and a county transfer tax may also apply.
If the buyer is a first-time Maryland home buyer who will live in the house, the state transfer-tax rate is 0.25%, and the seller pays the state transfer tax, recordation tax, and any local transfer tax unless the parties expressly agree otherwise. Some transfers are exempt. The settlement company can work out the current amounts for the sale.
When you sell to us, we pay the closing costs, including Maryland's state transfer tax, recordation tax and any applicable county transfer tax. No agent commissions when you sell to us. No fees.
What you may keep
Sale price and money left after costs are different numbers
The sale price is only a starting point. Your mortgage payoff and selling costs affect what is left. Repairs, cleanout, listing costs, and bills while you wait can change the comparison.
Just an estimate — the actual number could be more or less depending on the home's condition.

Can I sell if the house needs repairs or has tenants?
Yes. We buy houses as-is, in any condition — no repairs, no cleaning, no cleanout required to sell to us. You don’t always need to evict to sell to us. We buy houses with tenants in place — we’ve done it many times, including cash-for-keys when that works better for everyone.
How can I compare the sale price with what I may keep?
The sale price is only a starting point. Your mortgage payoff, repairs, selling costs, and bills while you own the house affect what remains. Use the home-sale net-proceeds calculator to compare those costs.
