What we do with the house and its contents
Sell an inherited house without cleanout, repairs, or hauling away a lifetime of belongings — we take it as it is.
Keep the belongings the family wants; the rest can stay in the house. While the estate owns it, bills for utilities, insurance, upkeep, and property taxes can continue, along with any mortgage payment.
What happens next
We talk through the house, its condition, the belongings the family wants to keep, and where things stand with the estate. You get a written offer and written terms before you commit, and we close through a title company.
Close as fast as 7 days when title and closing details allow.
No fees. No agent commissions when you sell to us. When you sell to us, we pay the closing costs, including Maryland's state transfer tax, recordation tax and any applicable county transfer tax.
Signing from another location
Sell from anywhere in the country — we can send a notary to you, and you don't have to attend settlement or even visit the property.
Compare what the estate could keep
Compare a possible sale to us with listing the house. The Westminster net-proceeds calculator lets you adjust the assumptions for the property.

Who can sign?
In Maryland, a person’s property passes at death to the personal representative appointed in the probate case. The executor is named in the will; if there is no will, an administrator is appointed. Unless the will or a court order limits the representative’s authority, that person can sell estate property without court approval. If the will restricts a sale or family members disagree, the representative can ask the court for permission.
Maryland law: property passing to the personal representative, authority to sell estate property, and asking the court for permission.
Maryland inheritance tax
Maryland’s 10% inheritance tax may apply if the house passes to someone other than close family, such as a niece, nephew, or friend. The Maryland Registers of Wills explains the tax and handles estate filings.
