From the property conversation to closing

The Durham process, step by step

  1. 1. Talk through the property

We ask practical questions about the house, its condition, who lives there, access, and your timing. You do not need to repair, clean, or clear out the house before asking us to review it.

  2. 2. Get a written offer

We give written cash offers in 24 hours. You can read the offer and its written terms before you decide whether to proceed, compare another option, or stop.

  3. 3. Check title, payoff, and signing authority

The title company checks the deed, ownership, who can sign, mortgage payoffs, liens, taxes, and the documents needed for settlement. If an estate or court matter is involved, the records and authority for that property need to be reviewed as part of the closing work.

  4. 4. Review the settlement sheet and close

The settlement sheet shows how the money breaks down. We always review the settlement sheet with the seller and walk through how the money breaks down so there is no confusion. We try to do that the day before closing so settlement is smooth; the title company confirms the final numbers.

You're going to get a fair price and not have to do anything. Just show up at settlement.

Cash Offer or EZ Sale: compare the written numbers

We have two ways to buy. A Cash Offer is built for speed, condition, and tough situations — heavy repairs, tight timelines, difficult circumstances. EZ Sale is often the better fit when the house doesn't need major repairs and you want a higher number. Either way, you compare written numbers and you pick what works best for you.

A North Carolina closing detail

The deed tax and what you pay

North Carolina charges an excise tax on conveyances when a deed transfers real estate. The rate is $1 for each $500 of the price or value, and any part of $500 counts as a full $500. State law makes the seller responsible for payment to the county Register of Deeds before the deed is recorded.

When you sell to us, we pay the closing costs, including North Carolina's excise tax on conveyances. Your mortgage, liens, back taxes, and share of current property taxes are separate.

Read North Carolina General Statute § 105-228.30 on excise tax rates and payment.

Before the signatures

Read the settlement figures together

Check the sale price, mortgage payoff, liens, taxes, agreed costs, and the amount scheduled to be paid out. Ask about a line you do not recognize before signing. The title company confirms the final numbers.

When the process gets difficult

We stay with the process

It's real estate. Sometimes there are bumps in the road. We won't disappear when that happens, and we'll be fighting to get this to the closing table.
