Batesville home sale calculator: what you'd actually put in your pocket
The sale price is only the starting point. What matters is what you keep after your payoff, repairs, fees, and other costs come out. That's your net proceeds.
The home value starts with Zillow’s typical value for the area. Your house may be worth more or less. You can change the value and every cost below. Adjust anything you know, including your payoff, repair or credit risk, cleanout cost, agent commission, and how long you expect to carry the property.
Starting-value basis: Zillow typical home value for Batesville, AR (As of September 2026): $177,139. Editable estimate, not an appraisal. Source: Zillow Home Value Index
For consideration over $100, the tax is $3.30 for each $1,000, or part of $1,000. Exemptions and the purchase agreement can change the amount or how the buyer and seller share it.
See what you'd actually walk away with.
Your starting home-value estimate may come from a public source when one is available. You can edit that estimate and each cost input above; your property's actual value and closing costs may differ.
Choose the condition that best fits your home, then update the value, mortgage payoff, and cost inputs with what you know. This estimate uses the tax rate and calculation shown above. Your percentage replaces it. Local taxes, exemptions and the property’s taxable value can change the final amount.
Selling a house in Arkansas
Can an inherited house be sold before probate is finished?
An Arkansas personal representative may sell estate real property before the estate closes when the will grants a power of sale. Without that authority, the representative generally must ask the probate court for an order authorizing the sale. The will, appointment, court order, and title determine who may sign and what steps remain. If you need an estate attorney, we can help you find one.

Can a sale happen while mortgage foreclosure is pending?
Arkansas permits nonjudicial sales under its Statutory Foreclosure Act. Before that sale, the trustee/lender must record the required notice of default, provide and publish the required notices, and wait through the statutory minimum notice period. A judicial foreclosure follows a court case and can carry a post-sale redemption right unless it was validly waived. Check the docket, deed of trust, notices, and any waiver to identify which process applies. If a foreclosure sale is scheduled, tell us the date right away so we can try to close before it.

Can I sell with tenants still living there?
A sale by itself does not make a rented home vacant or cancel the tenant’s lease. The lease and applicable Arkansas landlord-tenant law govern possession, notices, rent, and deposits; provide every lease, amendment, deposit record, and notice before setting a move-out or closing date. A local tenant protection or court order may add requirements.

What transfer tax applies, and who pays it?
Arkansas DFA says the Real Property Transfer Tax applies to a deed or other writing conveying realty and is $3.30 per $1,000 of actual consideration for transactions exceeding $100. The DFA guidance captured here does not say which party is legally responsible in every transaction; the settlement agent must confirm the applicable instrument, consideration, exemption, and local charges. When you sell to us, we pay the closing costs, including the Arkansas Real Property Transfer Tax.

What if the house has code violations or a repair order?
Send us the notice, inspection report, permit history, fine, and any recorded lien. A sale or repair agreement does not itself release a local order, fine, lien, permit requirement, or occupancy restriction; the issuing city or county and title record determine what remains. When you sell to us, we're the buyer, so the repairs become our job.
Source: the actual notice/order and the issuing city or county’s current code; no property locality was supplied, so no local ordinance is cited as a statewide rule.
