Spring Hill, FL illustrative estimate

Spring Hill home sale calculator: what you'd actually put in your pocket

The sale price is only the starting point. What matters is what you keep after your payoff, repairs, fees, and other costs come out. That's your net proceeds.

The home value starts with Zillow’s typical value for the area. Your house may be worth more or less. You can change the value and every cost below. Adjust anything you know, including your payoff, repair or credit risk, cleanout cost, agent commission, and how long you expect to carry the property.

Starting-value basis: Zillow typical home value for Spring Hill, FL (As of September 2026): $303,307. Editable estimate, not an appraisal. Source: Zillow Home Value Index

The rate is $0.70 for each $100, or part of $100, of the estimated sale price. Exemptions may apply. Mortgage and note taxes are separate.

Your starting home-value estimate may come from a public source when one is available. You can edit that estimate and each cost input above; your property's actual value and closing costs may differ.

Choose the condition that best fits your home, then update the value, mortgage payoff, and cost inputs with what you know. This estimate uses the tax rate and calculation shown above. Your percentage replaces it. Local taxes, exemptions and the property’s taxable value can change the final amount.

Selling a house in Florida

Can an inherited Florida house be sold before probate ends?

A personal representative may sell without court authorization when the will gives a specific power to sell real property or a general power to sell estate assets. Without that power—or if the will’s power is limited—the representative may sell at public or private sale, but title does not pass until the court authorizes or confirms the sale. Confirm the appointment, will, and probate order before signing. If you need an estate attorney, we can help you find one.

Can I sell while a Florida mortgage foreclosure is underway?

Florida mortgage foreclosures proceed in court. After final judgment, the court directs the clerk to hold a public auction, normally 20–35 days later; statutory notice is published before sale. The borrower or a subordinate-interest holder may cure and redeem before the later of the clerk’s filing of the certificate of sale or the time specified in the foreclosure judgment; otherwise there is no right of redemption. A purchase agreement alone does not stop the case or sale. If a clerk's sale is scheduled, tell us the date right away so we can try to close before it.

Can I sell a Florida house with tenants still living there?

Yes. You don't need the house empty to sell to us. We'll go over the lease and applicable local rules with you to discuss when tenants can move out. On a sale or transfer of rental property, Florida law requires the security deposits and advance rents, earned interest, and an accurate tenant-accounting to be transferred to the new owner or rental agent. Share the leases, deposit records, and rent ledger so the closing documents identify the funds and who will manage the tenancy.

What Florida transfer tax applies, and who is legally responsible?

Florida’s deed documentary stamp tax is 70¢ per $100 (or fraction) of consideration in most counties. Miami-Dade’s rate is 60¢ per $100, plus a 45¢-per-$100 surtax; that surtax does not apply to a document transferring only a single-family dwelling. Florida DOR says all parties to the deed are liable even if their contract allocates payment to one party; certain transfers between spouses or former spouses and specified homestead transfers are exempt. Taxes on a note or mortgage and the nonrecurring mortgage intangible tax are separate from deed tax. When you sell to us, we pay the closing costs, including Florida documentary stamp tax and, where applicable, the Miami-Dade deed surtax.

Can I sell with Florida code violations or a repair order?

A local code-enforcement board may impose continuing daily fines and repair costs. If a certified fine order is recorded, it becomes a lien against the land and may also reach other property owned by the violator. We buy houses with open orders and liens. Liens are paid off from the sale at closing, and we'll talk through the actual order, including any permit, occupancy, inspection, or transfer requirements, before you sign. When you sell to us, we're the buyer, so the repairs become our job.
