Hattiesburg home sale calculator: what you'd actually put in your pocket
The sale price is only the starting point. What matters is what you keep after your payoff, repairs, fees, and other costs come out. That's your net proceeds.
The home value starts with Zillow’s typical value for the area. Your house may be worth more or less. You can change the value and every cost below. Adjust anything you know, including your payoff, repair or credit risk, cleanout cost, agent commission, and how long you expect to carry the property.
Starting-value basis: Zillow typical home value for Hattiesburg, MS (As of September 2026): $217,822. Editable estimate, not an appraisal. Source: Zillow Home Value Index

Your starting home-value estimate may come from a public source when one is available. You can edit that estimate and each cost input above; your property's actual value and closing costs may differ.
Choose the condition that best fits your home, then update the value, mortgage payoff, and cost inputs with what you know. This is an estimate for local costs, not a verified local tax rate.
Selling a house in Mississippi
Can an inherited house be sold before probate is finished?
Mississippi estate administration proceeds through chancery court. An executor may sell estate real property before the estate closes when the will grants authority to sell or the chancery court orders the sale; a family member or heir cannot sign for the estate merely by being an heir. The will, appointment, court order, and title determine who may convey. If you need an estate attorney, we can help you find one.

What if a mortgage foreclosure sale is scheduled?
Most Mississippi deed-of-trust foreclosures proceed nonjudicially under Miss. Code Ann. §89-1-55. The trustee must post notice at the courthouse and publish it for three consecutive weeks; the sale is held at the courthouse door. After a completed nonjudicial sale under this section, there is no right of redemption. Check the deed of trust, notice, and sale date promptly. If a foreclosure sale is scheduled, tell us the date right away so we can try to close before it.

Can a house be sold with tenants still living there?
A sale does not by itself cancel a tenant’s lease or make the home vacant. The written lease and Mississippi’s Residential Landlord and Tenant Act govern the landlord-tenant relationship, notices, possession, and any security deposit; share the lease, amendments, rent/deposit records, and notices before agreeing on a move-out date. A court order or local rule may add requirements. Under Miss. Code Ann. §89-8-21(3), the landlord must itemize deposit deductions in writing and return the refundable balance within 45 days after the tenancy ends, possession is returned, and the tenant demands it.

Who pays transfer taxes or deed charges?
Mississippi has no state real-estate transfer tax; deeds are subject to recording fees, not a state transfer tax. The county chancery clerk applies the statutory fee schedule and any other recording charge. When you sell to us, we pay the closing costs.

What happens to code violations or repair orders?
A change of owner does not by itself close an open code-enforcement case or release a recorded lien. The issuing municipality’s notice/order and current local code determine deadlines, repairs, fines, and any lien or occupancy consequences; send us the notice and title information so the authority can confirm what remains. When you sell to us, we're the buyer, so the repairs become our job.
