Compare your ways to sell

Listing can make sense when you want to market the house to retail buyers and have time for preparation, showings, and a buyer’s financing process. Compare the likely sale price after commissions, repairs, concessions, carrying costs, and closing expenses. With a direct sale, you can compare written terms without repairing or cleaning the house for us.

We have two ways to buy. The Cash Offer is a direct purchase; EZ Sale goes to one of our partners. The comparison below lays out the approved timing, price, visit, and cost terms so you can compare the numbers and choose what fits.

Cash Offer or EZ Sale: compare the written numbers

We have two ways to buy. A Cash Offer is built for speed, condition, and tough situations — heavy repairs, tight timelines, difficult circumstances. EZ Sale is often the better fit when the house doesn't need major repairs and you want a higher number. Either way, you compare written numbers and you pick what works best for you.

Closing questions for Georgia sellers

Who can sign to sell a Georgia estate house?

Yes. The appointed personal representative may sell estate real property before probate closes when the will grants a power of sale or the Probate Court grants authority under O.C.G.A. §53-8-13. Without authority in the will, the personal representative must ask the Probate Court for leave to sell; being an heir or named executor alone is not enough to sign. The will, appointment, court order, and title record determine who may convey. If you need an estate attorney, we can help you find one.

What happens to a lease when a Georgia rental is sold?

An ordinary sale does not itself end an apartment lease. Georgia’s Department of Community Affairs says a new owner is generally subject to the existing lease terms. The former owner must either transfer the security deposit to the new owner, who becomes responsible for it, or refund it to the tenant.

What if a mortgage foreclosure sale is scheduled?

For a Georgia power-of-sale foreclosure, the sale is held on the first Tuesday of the month at the county courthouse. Notice must be published once each week for four weeks, and the lender must send the borrower notice at least 30 days before sale. A completed, valid power-of-sale foreclosure has no post-sale redemption period. Confirm any postponement rather than relying on a discussion or unsigned agreement.

What transfer tax applies when selling a Georgia home?

Georgia’s real-estate transfer tax is based on the sale price: $1 for the first $1,000 or fraction, then 10 cents for each additional $100 or fraction. The seller is legally liable, although the contract can assign payment to the buyer. The deed generally cannot be recorded until the tax is paid, and some exemptions may apply. When you sell to us, we pay the closing costs, including Georgia real-estate transfer tax. Your mortgage payoff, liens, back taxes, and share of current property taxes are separate.

Can I sell a house with an open code notice?

Yes. When you sell to us, we're the buyer, so the repairs become our job. A sale does not by itself establish whether an order, recorded lien, repair deadline, or occupancy restriction has been satisfied. Georgia DCA explains that local governments enforce construction codes, so the City or County responsible for the property can matter.
