The short answer

Compare the written offer with what listing would take

Share the address, the condition and occupancy you know, and the timing that matters. We review the house as-is and put the offer and terms in writing before you commit. Compare that with repair bids, cleanout, showings, commissions, carrying costs, and the time a listing may take.

Cash Offer or EZ Sale: compare the written numbers

A listing may fit a house you can prepare, show, and carry while it sells. Compare a realistic amount left after costs—not just the asking price—with the written Cash Offer and EZ Sale numbers. Repairs, cleanout, commissions, concessions, utilities, taxes, insurance, mortgage payments, and waiting time can change what you keep.

We have two ways to buy. A Cash Offer is built for speed, condition, and tough situations — heavy repairs, tight timelines, difficult circumstances. EZ Sale is often the better fit when the house doesn't need major repairs and you want a higher number. Either way, you compare written numbers and you pick what works best for you.

Downtown and Towne Mall planning

The City's Planning & Development page lists Downtown and Towne Mall master plans, a Pre-Approved Housing resource, and a self-service portal for applications, payments, documents, and inspection requests. Who can sign for an inherited house?

Often, an inherited Kentucky house can be sold before probate is finished, but the will and appointment papers control who acts. A court must appoint the personal representative—the executor or administrator—first. If the will gives that person power to sell real estate, a separate order is usually not needed. Without that power, the representative asks District Court for an order granting authority to sell, with notice to people who have an interest in the house. The order must be final and the time to appeal must expire before the deed can be conveyed; a certified copy is recorded with the deed. A surviving spouse may have rights even if not named on the deed. Have the title company or a Kentucky attorney confirm who must sign and which liens need to be paid or released.

Can I sell before a foreclosure sale?

A sale may still be possible if the loan can be paid off before the sale. Kentucky foreclosures go through Circuit Court. If the lender gets a judgment, the court orders a public auction run by a master commissioner. The commissioner generally must hold the sale within 90 days after referral; two disinterested people appraise the house first, and the sale is advertised at least once, 7 to 21 days before the auction. The court confirms the sale before the buyer receives a deed. If the house sells for less than two-thirds of its appraised value, the owner can redeem it within six months by repaying the sale price plus 10% interest and certain costs.

Use the current court papers and sale date. Our agreement of sale will often get a master commissioner's sale postponed so we can close. Signing alone doesn't postpone it automatically; we use the agreement to ask for the postponement, and it works more often than people think.

Can I sell with tenants in the house?

Yes. Selling the house does not end the lease; the buyer takes over as landlord, and tenant consent is not required. A tenant who pays rent to the old owner before receiving notice of the sale is not liable to pay that rent again. Kentucky has no statewide rule for moving security deposits at a sale. In places that adopted Kentucky's landlord-tenant act, separate-account rules can apply, and the seller's liability ends only for later events after the tenant receives written notice. Coordinate the deposit, prorated rent, and written notice of the new owner and payment instructions as part of the handoff.

Kentucky transfer tax and closing costs

Kentucky's real estate transfer tax is 50 cents for each $500 of value or fraction of $500—about 0.1%. On a $100,000 sale, that is $100. The seller, called the grantor, owes the tax by law, and the county clerk collects it before recording the deed. The taxable value includes the full price, including liens the buyer takes over. Some transfers are exempt; recording fees are separate. Have the title company confirm whether an exemption applies to your sale.

When you sell to us, we pay the closing costs, including the Kentucky real estate transfer tax. Your mortgage, liens, back taxes, and share of current property taxes remain separate.

These are contact routes, not conclusions about a particular parcel. Have the address, notice, or question in front of you when you contact an office.

Elizabethtown property-tax billing
