The short answer

Compare the Farmington house before choosing how to sell

A direct as-is sale gives you written terms to compare without starting repair or cleanout work. Listing may fit when the house is ready to show and you have time for preparation and buyer visits. Compare what you might keep after the costs, payoff, and timing that apply to this property — not just the first price you see.

List with an agent or sell on your own

Price the repairs, cleanout, photography, showings, inspection requests, commissions, utilities, insurance, taxes, mortgage payments, and time you may carry the house. Listing can make sense when the home is ready to show and the likely net and timeline work for you.

A direct as-is sale

We buy houses as-is, in any condition — no repairs, no cleaning, no cleanout required to sell to us. You receive written offer and written terms before you commit, and closing is through a title company. Compare the terms with the work and costs of listing and the obligations tied to your house.

Two ways we buy

We have two ways to buy. A Cash Offer is built for speed, condition, and tough situations — heavy repairs, tight timelines, difficult circumstances. EZ Sale is often the better fit when the house doesn't need major repairs and you want a higher number. Either way, you compare written numbers and you pick what works best for you.

Check who can sign, what may be owed, and which dates matter

Who can sign for an inherited house?

Once the Probate Court appoints a personal representative — the person appointed to manage the estate — and issues letters of appointment, that representative can generally sell estate land without a separate court order unless the will or a court order limits the power. A court-supervised estate may have added limits. We review the appointment papers and any limits with the title company; a family relationship alone does not establish who can sign.

Maine real estate transfer tax

Maine taxes each deed that transfers real estate at $2.20 for every $500 of value, or fraction of $500. The law splits the tax evenly between seller and buyer. For a $100,000 sale, that is $440 total, or $220 per side. Since November 1, 2025, the part of the value above $1 million carries an additional $3.80 per $500.

When you sell to us, we pay the closing costs, including the real estate transfer tax. Mortgage balances, liens, back taxes, and your share of current property taxes are separate.

Selling a rental with tenants

A sale does not cancel tenants' rights, and a written lease stays in force for its term. A month-to-month tenancy at will generally requires at least 30 days' written notice to end; a sale is not a reason for shorter notice. At closing, Maine law lets a seller transfer each security deposit to the buyer with an accounting or return it to the tenant, subject to the law's notice, timing, and lawful-deduction rules.

If a Maine foreclosure is underway

Maine foreclosures go through court. For a home loan on the house you live in, the lender must first give written notice and at least 35 days to catch up. After the lender sues, a person living in a 1–4 unit home can request mediation through the court's Foreclosure Diversion Program within 20 days of receiving the court papers. If mediation is scheduled, no final judgment can issue until the mediator's report is complete.

If the court rules for the lender, the redemption period is usually 90 days from the judgment to pay the amount the court says is owed. A sale that closes in time can pay it. When the redemption period ends, the right to pay off the loan ends; the lender then advertises a public sale, held 30 to 45 days after the first ad. If the court has entered a foreclosure judgment, tell us the date right away so we can try to close before the redemption period ends.

Questions Farmington sellers ask

Can I sell my Farmington house as-is?

Yes. USA Home Buyers buys houses as-is, in any condition, in the Town of Farmington and Franklin County, Maine — no repairs, no cleaning, no cleanout required to sell to us. We give written cash offers in 24 hours. You receive the written offer and terms before you commit, and closing is through a title company.

How should I compare a direct sale with listing?

Compare the written price and terms with the costs, work, and time of listing: repairs, cleanout, photos, showings, inspection requests, commissions, insurance, utilities, taxes, and the bills you carry while waiting. A house ready to show may suit a listing; a property with repairs, tenants, estate questions, or a deadline may be worth comparing as-is.

Who can sign for an inherited Farmington house?

After the Probate Court appoints a personal representative — the person appointed to manage the estate — and issues letters of appointment, that representative can generally sell estate land without a separate order unless the will or a court order limits that power. A court-supervised estate may have added limits. The title company reviews the appointment papers and any limits; family relationship alone does not identify who can sign.

How does Maine real estate transfer tax work?

Maine charges $2.20 for every $500 of deed value, or fraction of $500, and the law splits the tax equally between seller and buyer. For a $100,000 sale, that is $440 total, or $220 per side. Since November 1, 2025, value above $1 million carries an additional $3.80 per $500. When you sell to us, we pay the closing costs, including the real estate transfer tax. Mortgage balances, liens, back taxes, and your share of current property taxes are separate.

What deadlines matter in a Maine foreclosure?

For a home loan on the house you live in, the lender must first give written notice and at least 35 days to catch up. If you are sued and live in a 1–4 unit home, you can request court foreclosure mediation within 20 days after receiving the court papers. After judgment, the redemption period is usually 90 days. If the court has entered a foreclosure judgment, tell us the date right away so we can try to close before the redemption period ends.

Can a Maine rental house be sold with tenants living there?

Yes. A sale does not cancel tenants’ rights, and a written lease stays in force for its term. A month-to-month tenancy at will generally takes at least 30 days’ written notice to end; a sale is not a reason for shorter notice. Maine law lets the seller transfer each security deposit to the buyer with an accounting or return it to the tenant, subject to lawful deductions and the notice and timing rules.
