If the house is inherited, confirm who has authority to sign before relying on a closing date. For mortgage, tax, lien, or court notices, use the actual notice and verify its deadline with the lender, county office, court, title company, or your attorney. A house sale does not change a deadline in a notice.
If tenants live there, share the lease, access limits, and the possession plan you expect. Do not assume a sale by itself settles lease or move-out questions. Ask the title company or your attorney how those details affect this closing.
Ask the title company to itemize transfer tax, payoffs, taxes, liens, and other settlement costs for the actual property and municipality. The Pennsylvania Department of Revenue’s realty transfer tax guidance is a state reference; it does not replace the title company’s parcel-specific closing figures.
