Compare ways to sell

Compare the work, timing, and money you may keep

Listing the house

A listing may fit if you have time to prepare the house and manage showings. Ask what repairs, cleaning, staging, commissions, buyer requests, and ongoing bills might apply. Compare the estimated proceeds after those costs with the time and work involved.

Selling directly to us

We buy houses as-is, in any condition — no repairs, no cleaning, no cleanout required to sell to us. Compare the written price and terms with a realistic listing plan, the costs you would carry, and what you want to keep after the sale.

Cash Offer or EZ Sale: compare the written numbers

We have two ways to buy. A Cash Offer is built for speed, condition, and tough situations — heavy repairs, tight timelines, difficult circumstances. EZ Sale is often the better fit when the house doesn't need major repairs and you want a higher number. Either way, you compare written numbers and you pick what works best for you.

Huntington market measures

Market numbers are context, not a price for your house

The shared market display keeps each figure with its source, geography, and period. Redfin sale and activity measures and Zillow’s modeled typical home value describe the market, not the condition, title, occupancy, or price of a particular property.

Zillow’s typical home-value measure for broad Huntington context: $144,450 (As of August 2026; Zillow typical home value for Huntington, WV). It is not an appraisal or an offer for your address.

Housing prices and selling conditions

These measures describe housing prices and selling conditions for the areas and periods shown. Compare them alongside repair costs, your mortgage payoff and selling costs.

Local property context

Check the parcel and its local records, not just the mailing address

City limits, neighborhood names, and property history

Huntington is the county seat of Cabell County and also extends into Wayne County. A mailing address does not establish whether a parcel is inside City limits or which county holds its records. The City’s Planning & Zoning page links a City Boundary Lookup. The City’s neighborhood-association list includes names such as Southside and Old Central City; those labels are not parcel, zoning, or historic boundaries.

The City places Ritter Park on the Southside and describes it as integrated into a national historic district with homes representing architectural styles popular from 1913–1940. That description does not establish an individual house’s age, condition, or historic status.

Rentals, permits, and transfer charges

Huntington maintains a rental registry and rental-inspection process. The City also says its building, electrical, and plumbing inspectors work with the Unsafe Buildings Commission and advises checking permits before structural work. Those programs do not establish a particular house’s registration, permit history, compliance, or open notices.

For a property inside Huntington city limits, the City says outstanding City fees, taxes, and charges should be addressed before transfer or may be collected at the sale. Its Request for City Fees–Closing Form is due to Finance–Revenue 24 hours before the scheduled closing. Check the address and the actual City balance; this is separate from the state transfer excise tax.

For deeds, probate, liens, or other county records, use the Clerk for the county where the parcel is located. Huntington-area properties may involve Cabell or Wayne County; confirm the county rather than relying on the city name. Cabell County Clerk record room ↗ · Wayne County Clerk ↗

Closing and deadlines

Check the signing authority, county rate, and any sale date

West Virginia transfer excise taxes

The first county excise tax is $1.10 per $500 of value. An additional county excise tax of 55 cents per $500 applies, and a county commission may raise it to as much as $1.65. Each $500 or fraction counts, and value includes liens the buyer takes over. At base rates, the combined tax is $1.65 per $500. The County Clerk also collects a $20 Affordable Housing Fund fee before recording. State law makes the seller pay unless the buyer accepts the deed without the tax paid; confirm the applicable county rate and figures for the actual parcel with the title company.

When you sell to us, we pay the closing costs, including the West Virginia real estate transfer excise tax and the additional county excise tax. Your mortgage balance, liens, back taxes, and share of current property taxes remain separate.

If a trustee’s sale is scheduled

A sale may still be possible if the loan can be paid off before the auction. With a deed of trust, the trustee can sell the house at public auction after default without a court case. Notice generally must be published in the property’s county once a week for two weeks in a row, and the trustee must also send the borrower notice by certified mail, return receipt requested. Treat the auction date as the deadline for completing a sale and paying off the loan. Have the title company or an attorney confirm the current sale date and payoff amount.

Our agreement of sale will often get a trustee's sale postponed so we can close. Signing alone doesn't postpone it automatically; we use the agreement to ask for the postponement, and it works more often than people think.

Inherited houses and who can sign

The deed and estate papers affect who has authority to sell and which signatures are needed. Gather the ownership and appointment papers you have, then ask the title company or a West Virginia attorney to review the actual records before setting a closing plan.

Tenants and occupancy

Share the lease, occupancy, access limits, and the possession plan you are considering. The written terms should reflect the actual situation. If the property is within Huntington city limits, check with the City about its rental registry or any inspection notice; the program alone does not establish the status of a particular house.
