A listing may bring a higher price, but it can mean repairs or preparation, showings, agent commissions, buyer requests, and waiting for financing. Selling on your own puts the marketing and sale coordination in your hands.
We have two ways to buy. A Cash Offer is built for speed, condition, and tough situations — heavy repairs, tight timelines, difficult circumstances. EZ Sale is often the better fit when the house doesn't need major repairs and you want a higher number. Either way, you compare written numbers and you pick what works best for you.
You get a written offer and written terms before you commit, and we close through a title company.

Closing questions
Once appointed in a Maryland probate case, the personal representative — the executor named in the will or an administrator if there is no will — signs for the estate, not the heirs. Unless the will or a court order limits that authority, the representative can sell estate property without court approval. If the will restricts a sale or family members disagree, the representative can ask the court for permission.
You can sell in the estate's name once the estate is opened — no need to put the house in your own name first. If you need an estate attorney, we can help you find one.

A lender must mail a notice of intent to foreclose at least 45 days before filing, and cannot file until 90 days after the default. If you own and live in the house, you can request foreclosure mediation, generally within 25 days after being served with the lender's final loss mitigation affidavit. An individual acting for the lender conducts the sale under the power of sale or assent to decree in your loan papers, with at least 10 days' notice. You can catch up the loan until one business day before the sale.
The sale is not final until the circuit court ratifies it. You have 30 days after notice of the report of sale to file exceptions. If you live in the house and are at least 60 days behind, you can cancel a contract to sell within five days after signing; a deed or other document affecting title cannot be recorded during those five days.
If a foreclosure sale is scheduled, tell us the date right away so we can try to close before it.

You don't always need to evict to sell to us. We buy houses with tenants in place — we've done it many times, including cash-for-keys when that works better for everyone.
The lease continues after a sale; the buyer steps into the landlord's place with the same rights under it. For a rental with one to three units, if a tenant named on the written lease has lived there at least six months, Maryland generally requires written notice of the tenant's right to make an offer before you offer the property to anyone else. The tenant gets 30 days to make an offer; if it matches the terms in your notice, you must accept it.
An unsolicited third-party offer, or a price at least 10% below the lowest price previously offered to the tenant, can also give the tenant 30 days to match. Exceptions include family, court-ordered and foreclosure sales, and certain estate and trust transfers. Security deposits go to the buyer with an accounting; you remain liable for any deposit you do not pass along. Deposits must be returned with interest within 45 days after a tenancy ends.

Maryland charges a state transfer tax of 0.5% of the price. Each county sets its own recordation tax, and many counties also charge a county transfer tax. By law, these taxes are presumed to be split equally between buyer and seller unless the contract says otherwise.
When the buyer is a first-time Maryland home buyer who will live in the house, the state rate drops to 0.25%, and the seller pays the state transfer tax, recordation tax, and any local transfer tax unless the parties expressly agree otherwise. Some transfers are exempt, so the settlement company can check whether an exemption applies.
When you sell to us, we pay the closing costs, including Maryland's state transfer tax, recordation tax and any applicable county transfer tax.
