Yes. You don't always need to evict to sell to us. We buy houses with tenants in place — we've done it many times, including cash-for-keys when that works better for everyone. The lease continues after a sale. For a 1-to-3-unit property, a tenant named on the written lease who has lived there at least six months generally must get written notice and 30 days to make an offer before you offer the property to someone else; if the tenant matches the terms in your notice, you must accept. Exceptions include some family, court-ordered, foreclosure, estate, and trust transfers. Security deposits go to the buyer with an accounting, and you remain liable for any deposit you don't pass along.
