What we do with the house and its contents
Sell an inherited house without cleanout, repairs, or hauling away a lifetime of belongings — we take it as it is. Keep the belongings your family wants; the rest can stay with the house.
While the house is waiting to sell, utility bills, insurance, property taxes, upkeep, and any mortgage payments can keep coming.
What happens next
Tell us about the house, its condition, the belongings your family wants to keep, and what you know about the estate. You can call before the appointment papers are in hand.
You get a written offer and written terms before you commit, and we close through a title company. No obligation.
Close as fast as 7 days when title and closing details allow.
Signing from another location
Sell from anywhere in the country — we can send a notary to you, and you don't have to attend settlement or even visit the property.
When you sell to us, we pay the closing costs, including Maryland's state transfer tax, recordation tax and any applicable county transfer tax.
No agent commissions when you sell to us. No fees.
Compare what the estate may keep
Compare an as-is sale with a possible listing in the Ilchester net-proceeds calculator. The estate’s mortgage payoff, liens, back taxes, and share of current property taxes affect what remains.

Who can sign?
Once appointed in a Maryland probate case, the personal representative can sell estate property without court approval unless the will or a court order limits that power. The personal representative is the executor named in the will or an administrator if there is no will. If the will restricts a sale or family members disagree, the representative can ask the court for permission. Read Maryland Estates and Trusts § 1-301, § 7-401 and § 7-402.
Maryland inheritance tax
If the house passes to someone other than close family, such as a niece, nephew, or friend, Maryland’s 10% inheritance tax may be due through the Register of Wills. See the Maryland Registers of Wills inheritance-tax guidance.
