The short answer

Compare the written terms with the costs and work of listing

A listing may suit a house that is ready to show when you have time for preparation and carrying costs. A direct as-is sale gives you another written number to compare when repairs, cleanout, a tenant, an inherited house, a City notice, or a deadline changes what you want to take on. Compare what you may keep after the costs tied to this property.

Selling choices

Compare the work, timing, and money you may keep

A direct as-is sale

You can review written numbers before taking on repairs, cleaning, or a cleanout. Compare the terms with the actual house's payoff, taxes, liens, title questions, occupancy, and timing. We buy houses as-is, in any condition — no repairs, no cleaning, no cleanout required to sell to us.

Listing the house

Listing may fit when the house is ready to show and you have time for preparation, showings, inspection responses, buyer financing, and the wait to close. Include likely repair bids, cleanout, commissions, utilities, insurance, taxes, mortgage payments, and carrying time in your estimate.

Cash Offer or EZ Sale: compare the written numbers

We have two ways to buy. A Cash Offer is built for speed, condition, and tough situations — heavy repairs, tight timelines, difficult circumstances. EZ Sale is often the better fit when the house doesn't need major repairs and you want a higher number. Either way, you compare written numbers and you pick what works best for you.

Local property context

Match city questions to the actual address

Check city limits and county records

The City says its interactive GIS map includes city limits. A Mountain Home mailing address or a location in the City's Area of Impact does not by itself show that a parcel is inside City limits. Use the map and Elmore County parcel lookup to orient the actual address before relying on a city or county office.

Permits, inspections, or a City notice

Mountain Home Building Services lists permits, inspections, occupancy review and certificates, and a code-enforcement process. If there is a notice for the property, follow its instructions and ask the City what applies to that address. These services do not mean every sale triggers an inspection or occupancy certificate.

Downtown planning context

The City's comprehensive plan describes the downtown core as historic. That is planning context, not a finding about a particular home's age, condition, or historic status. If you are considering exterior work, ask City Planning & Zoning about the specific address and project.

Check the authority, notice, and records for your house

Inherited property: who can sign?

Often, an inherited Idaho house can be sold once someone has the legal power to sign. Usually that is the personal representative—the person the court appoints to handle the estate. Their authority begins when they are appointed. Unless the will or a court order in a formal case limits that authority, a personal representative can sell estate land without a separate court order. A small-estate affidavit for personal property does not transfer the house. If no one has authority yet, the title company or an estate attorney can confirm who must sign.

Idaho Code §15-3-701 · §15-3-715 · §15-3-1201

If a trustee's sale is scheduled

Often, yes, if you close before the trustee's sale. A lender can foreclose on a deed of trust without going to court, or it can choose a court foreclosure. For a deed-of-trust foreclosure, the notice of default is recorded and mailed. You can usually reinstate within 115 days after it is recorded by paying the overdue amount and allowed costs and fees. The trustee's sale cannot happen until at least 120 days after the notice of sale is mailed. That notice must also be published once a week for four weeks, with the last publication at least 30 days before the sale; the trustee must try to serve an adult occupant and post the notice.

If a trustee's sale is scheduled, tell us the date right away so we can try to close before it.

Idaho Code §45-1505 · §45-1506

During a trustee-sale foreclosure, Idaho requires a notice in a contract to sell and gives you five business days to cancel; no money or interest in the house can change hands until those five business days pass. See §45-1602 and §45-1603. For questions about a particular notice, check the date with the trustee named on it. Read our Mountain Home foreclosure guide.

Idaho deed and property-tax costs

Idaho has no state real estate transfer tax. Recording a deed carries a county recording fee; ask the Elmore County Recorder for the current charge. Idaho counties mail property-tax bills in November, due December 20, or half by December 20 and the rest by June 20 of the following year.

When you sell to us, we pay the closing costs. Your mortgage, liens, back taxes and share of current property taxes are separate.

A rental with tenants

Gather the lease, current occupancy and access details, and deposit records for review as part of the sale. See the Mountain Home tenant-occupied sale guide for Idaho lease and deposit rules.

Where to find help

Start with the office for the actual address

Mountain Home is in Elmore County, but a mailing address or a place in the City's Area of Impact does not establish that a parcel is inside City limits. Check the City map and County parcel lookup, then contact the office that handles your question.

Mountain Home city records

Elmore County offices

  • Assessor — parcel and address lookup.
  • Treasurer / Tax Collector — property-tax payments and tax-deed resources.
  • Recorder — recorded documents and deed-recording questions.
  • District Court directory — Clerk and Court Assistance Office contact routes. The directory does not establish venue or who may sign for a specific estate.
