City limits and county services are not the same thing

City of Mountain Home services apply to properties inside City limits. Elmore County offices handle county records and county services. The City GIS map shows City limits; compare the parcel with the Elmore County Assessor's address lookup. A Mountain Home mailing address or a location in the City's Area of Impact alone does not prove a property is inside City limits.

Helpful Idaho rules

Deed recording, property taxes, and closing costs

Idaho has no state real estate transfer tax. Recording a deed can still carry a county recording fee; ask the Elmore County Recorder for the current fee and document requirements. Idaho property-tax bills are mailed in November. Payment is due December 20, or you can pay half by December 20 and the other half by June 20 of the next year. Those dates do not tell you the current balance for a particular property.

When you sell to us, we pay the closing costs. Your mortgage, liens, back taxes and share of current property taxes are separate.

For City permits, inspections, occupancy review, or a code notice, ask Mountain Home Building Services about the actual address and notice. Elmore County publishes a separate code-enforcement route. The available City and County pages describe these services; they do not establish that every home sale requires an inspection or occupancy review.

Mountain Home and Elmore County questions

Which Elmore County office checks an assessed value or parcel address?

Use the Elmore County Assessor for assessment and parcel/address lookup questions. The Assessor is separate from the Treasurer / Tax Collector, which handles tax-payment questions, and the Recorder, which handles deed recording and recorded documents.

Who handles unpaid property taxes or a tax-deed notice?

Start with the Elmore County Treasurer / Tax Collector. Ask about the current parcel balance and the details of the notice in front of you. The County links tax-deed process information from its Treasurer page.

Where do I ask about a deed or a court judgment?

The Elmore County Recorder is the starting point for recorded deeds and documents. For a court case or judgment record, contact the Elmore County District Court Clerk to find the correct record route. A title professional can review whether a record affects a specific property.

Which office handles a Mountain Home permit or code notice?

For an address inside Mountain Home City limits, contact City Building Services about permits, inspections, occupancy review, or a City code notice. Elmore County has a separate code-enforcement office. Use the City GIS map and County parcel lookup to orient the address; a Mountain Home mailing address or location in the City Area of Impact alone does not prove the property is inside City limits.

Does Idaho charge a state real estate transfer tax?

Idaho has no state real estate transfer tax, but a county deed-recording fee may apply. Ask the Elmore County Recorder for its current fee and document requirements. When you sell to us, we pay the closing costs. Your mortgage, liens, back taxes and share of current property taxes are separate.

Do I need to repair or clean out a house before selling it to you?

No. We buy houses as-is, in any condition — no repairs, no cleaning, no cleanout required to sell to us. We give written cash offers in 24 hours.
