Cash Offer or EZ Sale: compare the written numbers
We have two ways to buy. A Cash Offer is built for speed, condition, and tough situations — heavy repairs, tight timelines, difficult circumstances. EZ Sale is often the better fit when the house doesn't need major repairs and you want a higher number. Either way, you compare written numbers and you pick what works best for you.

Ada seller questions, answered
Can I sell my Ada house as-is if it needs repairs or a cleanout?
We buy houses as-is, in any condition — no repairs, no cleaning, no cleanout required to sell to us. Tell us what needs work and what you know about the house before you decide what to do next.
What is the difference between a Cash Offer and EZ Sale?
Cash Offer — USA Home Buyers buys directly. 30 days or less. Lower price. No repairs, no commissions, no closing costs. EZ Sale — goes to one of our partners. 60 days or less. Higher price than the Cash Offer. Still no repairs, no commissions, no closing costs. Yes, partner visits.
How soon can I get a written cash offer?
We give written cash offers in 24 hours. Start with the property address and the condition, occupancy, and timing details you know.
Who pays Oklahoma documentary stamp tax and closing costs?
Oklahoma calls its deed-transfer tax the documentary stamp tax. A covered deed conveying sold real estate is taxed when consideration or value exceeds $100, at 75 cents for each $500 or fraction of consideration; the value of liens or encumbrances that remain on the property is excluded. The statute does not make the seller the sole statutory payer in every case. The closing agent confirms the amount and any exemption for the transfer. When you sell to us, we pay the closing costs, including Oklahoma documentary stamp tax. Your mortgage balance, liens, back taxes, and share of current property taxes remain separate.
What if a mortgage foreclosure sale is scheduled?
Send us the notice and sale date immediately. Oklahoma has judicial foreclosure and a separate power-of-sale process when the mortgage grants that power. For a power-of-sale foreclosure, the mortgagee must send a notice of intent; the statute generally gives the borrower 35 days to cure, followed by a separate sale notice generally served and published at least 30 days before sale. A homestead borrower may elect judicial foreclosure by timely notice at least 10 days before the power-of-sale auction. Confirm any postponement in writing. A judicial foreclosure is governed by its court file and order; the power-of-sale deadlines above are not a substitute for reviewing that file.
Can I start before I have every paper about the house?
Yes. You can call before every document is gathered. Start with the Ada property address, what you know about its condition and occupancy, and the question or timing you are working through. A deed, payoff statement, lien or tax notice, estate paper, lease, or court notice can help answer the next question; the actual title and documents still need to be reviewed before closing.
Can I ask about a City of Ada permit or inspection notice?
Yes. We buy houses as-is, including houses with repair or code questions. The City of Ada says its building service area covers activities within the City of Ada; check which jurisdiction covers the property before relying on a city permit or inspection answer.
