Compare what you keep, not just the sale price
Net proceeds are what remains after sale costs. Repairs, carrying costs, loan payoff, liens, taxes, and the terms of each sale can change the comparison. Look at the written numbers and costs for your house, not just the headline price.

Cash Offer or EZ Sale: compare the written numbers
We have two ways to buy. A Cash Offer is built for speed, condition, and tough situations — heavy repairs, tight timelines, difficult circumstances. EZ Sale is often the better fit when the house doesn't need major repairs and you want a higher number. Either way, you compare written numbers and you pick what works best for you.

Bozeman seller questions, answered
Can I sell my Bozeman house as-is?
We buy houses as-is, in any condition — no repairs, no cleaning, no cleanout required to sell to us.
How soon will I get an offer, and can I see the terms first?
We give written cash offers in 24 hours. Written offer and written terms before you commit; title-company closing.
Does Montana charge a tax when I sell my house, and who pays closing costs?
No. Montana has no state, county, or city tax on the sale or transfer of real property. When you sell to us, we pay the closing costs. Your mortgage balance, liens, back taxes, and share of current property taxes are separate. A Realty Transfer Certificate still must be filed with the county Clerk and Recorder when the deed is recorded; it also asks whether water rights go with the property.
Can I sell my Montana house during foreclosure?
Often, yes, if you close before the foreclosure sale. Many home loans on 40 acres or less use a trust indenture, which lets the lender hold a trustee’s sale without going through court. For that sale, notice must be recorded and mailed at least 120 days ahead, published for three weeks, and posted on the property at least 20 days before the sale. Before the sale, you can generally cure a payment default by paying the amount in default plus allowed costs and fees. There is no redemption after a trustee’s sale; if the lender instead forecloses in court, the owner generally has up to one year after the sale to redeem. Our agreement of sale will often get a trustee’s sale postponed so we can close. Signing alone doesn’t postpone it automatically; we use the agreement to ask for the postponement, and it works more often than people think.
Local help
Where can I ask about a Gallatin County deed or ownership record?
Bozeman is Gallatin County’s county seat. For a county deed or public land-ownership record, start with the Gallatin County Clerk and Recorder. Montana’s Realty Transfer Certificate information is available from the Department of Revenue.
