How we help you work toward closing
We buy houses as-is, in any condition — no repairs, no cleaning, no cleanout required to sell to us.
We review the mortgage payoff and title details with you and work with the title company toward closing. You get a written offer and written terms before you commit, and we close through a title company.
If a foreclosure sale is scheduled, tell us the date right away so we can try to close before it.
When you sell to us, we pay the closing costs, including Rhode Island's real estate conveyance tax.
No agent commissions when you sell to us. No fees.
Which sale is involved?
Mortgage foreclosure
Rhode Island lenders can use a power of sale in the mortgage or foreclose through a court case. For a typical homeowner loan with a power of sale, the lender must mail the owner a certified notice at least 30 days before the first newspaper notice. The sale notice then runs once a week for three weeks in a row, beginning at least 21 days before the sale. A completed auction under the power of sale ends the owner’s right to redeem the house.
For a covered first mortgage on an owner-occupied home with one to four units, the lender normally must take part in a free mediation conference through a Rhode Island HUD-approved housing counseling agency before a power-of-sale foreclosure. Reverse mortgages, defaults on or before May 16, 2013, and other statutory exceptions are excluded. The conference is to be scheduled within 60 days after notice is mailed.
R.I. Gen. Laws § 34-11-22 — power of sale and auction · § 34-27-4 — mailed notice and publication · § 34-27-9 — mediation conference · Chapter 34-27 — court foreclosure
Property-tax sale
A sale for unpaid city property taxes is a separate municipal process under Rhode Island law, with its own notices and dates. Keep the tax-sale notice separate from a mortgage foreclosure notice. If you are not sure which sale your notice describes, call us — we’ll sort it out with you.
If the payoff is the problem
Think the payoff is more than the house is worth? Ask us — we've gotten lenders to come down before.
