What the numbers mean

A market measure does not price your address

A median sale price summarizes completed sales over its stated period. Zillow’s typical home value is a separate modeled measure. Read each with its displayed source, geography, and period; neither tells you what one particular house will bring.

Condition and repairs, whether tenants live in the house, access for showings, and your timing can change the comparison. Listing costs, utilities, insurance, and the time you keep carrying the property matter alongside the price.

We buy houses as-is, in any condition — no repairs, no cleaning, no cleanout required to sell to us. Compare a direct written offer with the costs and timing of listing the same house.

Dallas-area closing facts

Texas has no real-estate transfer tax

Texas has no state, county, or city real-estate transfer tax on a sale that conveys full ownership of the property. The Texas Constitution bars laws imposing a transfer tax on those sales. A deed still has to be signed before a notary and recorded with the county clerk; recording is separate from a transfer tax.

When you sell to us, we pay the closing costs. Your mortgage, liens, back taxes, and share of current property taxes are separate items.

Check the parcel’s county

The Census Dallas city-place polygon intersects Dallas, Collin, Denton, Kaufman, and Rockwall Counties; the City of Dallas is not coterminous with Dallas County. A Dallas mailing address alone does not identify which county office handles the parcel’s deed. Confirm the property’s actual county before choosing an office.

What you may keep

Sale price is not the money left after costs

Net proceeds are what remains after costs; they are not the headline sale price. Compare a realistic sale price or written offer with repairs and cleanout, mortgage payoff, listing commission if you list, other selling costs, and bills while you hold the property. Change the calculator assumptions to fit your situation and compare what you may keep.

The calculator is a planning comparison. Its estimated result is not a property-specific offer.

Questions and seller reviews

Questions about the Dallas market report

What do the Dallas market measures show?

The table labels each measure with its provider, geography, and period. Redfin sale and activity measures and Zillow’s typical home value and inventory answer different questions; use them as market context, not as a price for one house.

Does a Dallas market figure tell me what my house is worth?

No. A city-wide measure does not price your particular house. Condition, repairs, tenant occupancy, access, sale terms, and timing can change the comparison for your address.

Does Texas charge a real-estate transfer tax when I sell?

Texas has no state, county, or city real-estate transfer tax on a sale conveying full ownership of the property. Deed recording and other closing costs are separate. When you sell to us, we pay the closing costs; your mortgage, liens, back taxes, and share of current property taxes are separate.

Does a Dallas address tell me which county clerk handles the deed?

Not by itself. The Census Dallas city-place polygon intersects Dallas, Collin, Denton, Kaufman, and Rockwall Counties. Confirm the parcel’s actual county before choosing a county office.

What should I compare to see what I may keep?

Compare a realistic sale price or written offer with repairs and cleanout, your mortgage payoff, listing commission if you list, other selling costs, utilities, insurance, and the time you would carry the property. Net proceeds are the money left after costs, not the sale price.
