Fresno County Assessor
Fresno County · parcel maps and property assessments
Use the Assessor for parcel-map and assessment questions. An assessment is not the property-tax bill, an unpaid-tax balance, or a payoff figure.

Start with the right office
Assessment, property-tax bills, recorded deeds, and court judgments are handled through different records and offices. The City of Fresno is also a separate jurisdiction from Fresno County. Start with the address and the notice or document in front of you, then use the office that handles that task.
County and City resources
These are official starting points, not parcel-specific answers. Use each office’s official contact route to confirm which record or notice to ask about.
Fresno County · parcel maps and property assessments
Use the Assessor for parcel-map and assessment questions. An assessment is not the property-tax bill, an unpaid-tax balance, or a payoff figure.
Fresno County · secured property-tax information and payments
Use this office for secured property-tax information and payment routing, including a question about an unpaid tax bill. The Assessor handles parcel and assessment questions instead.
Fresno County · deeds and recorded land documents
Use the Recorder for recorded deeds, document copies, recording requirements, and the County’s local documentary-transfer-tax instructions. A court judgment is a court record, not a deed-index question.
Fresno County · court cases, judgments, and probate routing
For a court case or judgment, ask Fresno County Superior Court which record route applies, rather than starting with the Assessor or Recorder. Its Probate Division directs probate filing and courthouse inquiries to the B.F. Sisk Courthouse; the actual case and estate documents determine the next question.
City of Fresno only · code and City rental-program questions
Use these City contacts for code-enforcement and Rental Housing Improvement Program questions. The City describes rental registration and program inspections; check with the City about the exact property and its records. A Fresno mailing address alone does not establish that an address is inside City limits.
City of Fresno · City planning and historic-resource questions
The City’s Historic Preservation Commission reviews substantial alterations proposed for historic properties. Ask the City whether a designation or review applies to the actual address before planning work.
A California sale-cost rule
California counties charge a documentary transfer tax of $0.55 for each $500 of value, or fraction of $500, when the amount given for the transfer is over $100, not counting a lien or loan that stays on the property after the sale. Some transfers are exempt. A city may take half of the county rate as its share, credited against the county tax, and some cities add a larger tax of their own. Do not assume one amount for a Fresno address: the property’s jurisdiction and transaction determine what to check.
The Fresno County Recorder publishes local recording and transfer-tax instructions. Ask the Recorder and your title or escrow company to confirm the property’s county, any applicable City tax, exemptions, and taxable amount, and to show the transaction figures on the settlement statement.
When you sell to us, we pay the closing costs, including the county documentary transfer tax and any city transfer tax. Your mortgage balance, liens, back taxes, and share of current property taxes are separate.

Use the Fresno County Assessor for parcel maps and assessment information. The Assessor is separate from the office that handles secured property-tax bills and payments.
Start with the Fresno County Auditor-Controller/Treasurer-Tax Collector’s property-tax information page for secured-tax and payment routing. An assessment from the Assessor is not a tax balance or payoff.
Use the Fresno County Recorder for deeds and other recorded land documents. Ask Fresno County Superior Court which record route applies to a court judgment or case; the Recorder and the Court keep different records.
The Fresno County Superior Court Probate Division provides probate filing and courthouse routing to the B.F. Sisk Courthouse. Use the actual estate documents and any court orders when deciding what to ask next; the court-routing page does not determine who may sign for a particular property.
No. City code and Rental Housing Improvement Program contacts are for properties within City of Fresno jurisdiction. Use the City’s incorporated-area map for orientation and confirm the actual address with the City; a Fresno mailing address by itself does not settle jurisdiction.
The tax section below explains the county rate and why a City tax or exemption may affect the amount. Ask the Fresno County Recorder and your title or escrow company to confirm the property’s jurisdiction and taxable amount. When you sell to us, we pay the closing costs, including the county documentary transfer tax and any city transfer tax.
